Subject: Comments Regarding Proposed Rezoning at 1591 Farroll Road Date: Sunday, April 26, 2026 10:53:36 PM
Dear Community Development Department,
I’m writing to share concerns about the proposed rezoning of 1591 Farroll Road from lowdensity to medium-density residential.
I strongly support new housing in Grover Beach, but I’m not convinced this location is the right fit for increased density. Medium-density zoning is better suited for transitional areas near commercial properties and public services, while this parcel sits within an established low-density residential neighborhood. Parking is already strained in the Green Park area, where limited street parking causes cars to line 16th Street and limit visibility.
I appreciate the City’s efforts to balance new housing needs with existing neighborhood conditions and hope these impacts are carefully considered before moving forward with the rezoning request.
Thanks for your consideration.
Sincerely,
Sara Allen

Hello Community Development Department,
My address is , Grover Beach.
Thank you for the notices you have mailed to the community with the rendering of the project. I appreciate an opportunity to express some concerns about the project.
Unfortunately, I can't attend the meeting in person.
Here are several concern I would like the Planning Department to address:
if there were an entryway onto 16th Street, it would make the adjoining neighborhoods more hazardous due to the current curve of the street and the speed of the traffic (one neighbor has already been involved in an auto accident at the intersection of Huntington Ave and 16th St.) Please keep the entryway into the development on Farroll Road.
parking from the development spilling into the surrounding neighborhoods from the development - please require the development to have additional parking spaces within the project in addition to the parking on the driveway of the houses
noise from the new homes - please require a solid block wall to mitigate the sound into the neighborhood
nosey neighbors - please no 2 story houses backing up to the current neighborhood
Thank you for your consideration of my concerns. Several neighbors have concerns too but have chosen not to attend the meeting.
