This estimate excludes all home builder direct costs including: house driveways and pathways The pavement section for all roads was based on a TI (traffic index) for the assumed traffic volumes and an "R" value of 5.
Landscape is divided into parkway landscape and landscape parcels. Parkway landscape includes the landscape strip adjacent to the road within the street right-of-way. Landscape parcels include the landscape areas outside the right-of-way. - HOA landscaping includes landscape areas within parcels and does not include monuments, mailboxes, benches, trellis's and other potential features. The onsite park is included as a separate item 6 The onsite park has no current design or plans. A placeholder budget of $1,500,000 was included.
