RECOMMENDED ACTION:
City Council adopt a resolution approving Parcel Map MS 476-22 for America’s Tire store at 1625 Sycamore Avenue (Creekside Center).
FISCAL IMPACT OF RECOMMENDATION:
There are no fiscal impacts associated with the approval of the parcel map.
DISCUSSION:
America’s Tire Store was fully entitled at the January 25, 2022 Council meeting, including approval of the tentative parcel map. The site is located southwest of Home Depot in the Creekside Center at 1625 Sycamore Avenue (Att #2 Location Map). Parcel Map MS 476-22 splits the existing 12.62 acre Home Depot parcel into an 0.93 acre parcel for Americas Tire while Home Depot will occupy the remaining 11.69 acre parcel.
The parcel map has been reviewed by staff and the City’s consulting land surveyor for compliance with Section 10-2 of the Hercules Municipal Code, including conformity with the Subdivision Map Act and substantial compliance with the approved tentative parcel map.
The parcel map is now being brought before Council in accordance with Section 10-2 of the Hercules Municipal Code and is recommended by staff for approval.
