RECOMMENDED ACTION
It is recommended that the City Council adopt Resolution No. 2022-06 approving Final Tract Map No. 18214 to create a 36 Single-family Residential lot subdivision on approximately 21.9 gross acres in the R1-18000 zone located south of Ranchero Road between Glider Avenue and Jenkins Avenue. (Applicant: Prime 40 West, LLC APN: 0397-091-05 and 0397-161-10, 12, 13 and 17).
BACKGROUND
On January 8, 2009, the Planning Commission approved Tentative Tract Map No. 18214 to create 44 Single-family Residential lots on 26.1 gross acres in the R1-18000 zone located south of Ranchero Road between Glider Avenue and Jenkins Avenue.
On November 29, 2017, the Design Review Committee approved a Tentative Tract Revision for Tentative Tract Map 18214 to create a 36 Single-family Residential lot subdivision on approximately 21.9 gross acres in the R1-18000 zone located south of Ranchero Road between Glider Avenue and Jenkins Avenue.
Staff has reviewed the final map and determined that it complies with all General Plan and zoning regulations, all required conditions of approval, and with all local ordinances related to the creation of these parcels. The developer has executed a Subdivision Agreement in accordance with local ordinances and the Subdivision Map Act.
