RECOMMENDED ACTION
It is recommended that the City Council adopt Resolution No. 2022-30 approving Final Tract Map No. 20332 to create 5 Single-family Residential lots on approximately 3 gross acres zoned Low Density Residential within the Main Street and Freeway Corridor Specific Plan located on the southwest corner of Valencia Street and Maple Avenue (Applicant: I.E. Business Solutions APN: 0405-053-05).
BACKGROUND
On March 12, 2020, the Development Review Committee recommended Tentative Tract Map No. 20332 be advanced to the Planning Commission for approval.
On April 9, 2020, the Planning Commission approved Tentative Tract Map No. 20332 to create 5 Single-family Residential lots on approximately 3 gross acres zoned Low Density Residential within the Main Street and Freeway Corridor Specific Plan located on the southwest corner of Valencia Street and Maple Avenue.
Staff has reviewed the map and determined that it complies with all General Plan and zoning regulations, all required conditions of approval, and with all local ordinances related to the creation of these parcels. The developer has executed a Subdivision Agreement and furnished the required securities for the public improvements in accordance with local ordinances and the Subdivision Map Act.

There are no issues identified with this item.
