RECOMMENDED ACTION
It is recommended that the City Council adopt Resolution No. 2023-52 approving Final Tract Map No. 20396 to create seven (7) single-family residential lots and one (1) common letter lot on 2.38 gross acres, located on the west side of Topaz Avenue (approximately 610 feet north of Live Oak Street – APN 0405-261-69) and within the Main Street and Freeway Corridor Specific Plan, with a categorical exemption under CEQA Section 15332 Infill Development Projects (Applicant: San Luis Concrete Corp).
BACKGROUND
On May 13, 2021, the Planning Commission approved Tentative Tract Map No. 20396 to create seven (7) single-family residential lots on 2.38 gross acres located on the west side of Topaz Avenue, approximately 610 feet north of Live Oak Street.
Staff has reviewed the map and has determined that it complies with all General Plan and zoning regulations, all required conditions of approval, was timely filed, and complies with all local ordinances related to the creation of these parcels. The developer has executed a Subdivision Improvement Agreement and furnished the required securities for the public improvements in accordance with local ordinances and the Subdivision Map Act.

There are no issues identified with this item.
