RESOLUTION NO. 2024-27
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF HESPERIA, CALIFORNIA, APPROVING FINAL TRACT MAP NO. 17980-4, 17980-5, 17980-6, AND 17980-7 TO CREATE 191 SINGLE-FAMILY RESIDENTIAL LOTS ON APPROXIMATELY 58.75 GROSS ACRES LOCATED NORTH OF RANCHERO ROAD, SOUTH OF MISSION STREET, BETWEEN TOPAZ AVENUE AND MAPLE AVENUE (APPLICANT: LENNAR HOMES. APNS: 0405-383-34 AND 35).
WHEREAS, on November 22, 2006, the City Council approved Tentative Tract Map No. 17980; and WHEREAS, Tentative Tract Map No. 17980 is to create 351 Single-family Residential lots on 108 gross acres, a public park on 22.2 gross acres, an elementary school on 20 gross acres and a commercial lot on 10 gross acres zoned Single-family Residential (R-1), located north of Ranchero Road, south of Mission Street, between Topaz Avenue and Maple Avenue; and WHEREAS, Tentative Tract Map 17980 has been phased; and WHEREAS, Final Tract Map No. 17980-1 (Phase I), 17980-2 (Phase II), and 17980-3 (Phase III) were approved by the City Council on May 16, 2021, and have been recorded; and WHEREAS, Final Tract Map No. 17980-4 (Phase IV) creates 38 single-family residential lots on approximately 13.50 acres; and WHEREAS, Final Tract Map No. 17980-5 (Phase V) creates 75 single-family residential lots on approximately 21.51 acres; and WHEREAS, Final Tract Map No. 17980-6 (Phase VI) creates 49 single-family residential lots and one lettered lot A on approximately 8.19 acres; and WHEREAS, Final Tract Map No. 17980-7 (Phase VII) creates 29 single-family residential lots on approximately 9.07 acres; and WHEREAS, all legal prerequisites to the adoption of this resolution have occurred.
NOW THEREFORE, BE IT RESOLVED BY THE CITY OF HESPERIA CITY COUNCIL AS FOLLOWS:
Section 1. Final Tract Map Nos. 17980-4, 17980-5, 17980-6, and 17980-7 are hereby approved, and the City Clerk is authorized to present same to the County Recorder to be filed for record.
Section 2. That the City Clerk shall certify to the passage and adoption of this resolution and enter it into the book of original resolutions.
