RECOMMENDED ACTION
It is recommended that the City Council adopt Resolution No. 2024-48 approving Parcel Map No. 20315 located on approximately 69 gross acres within the Regional Commercial (RC) and Commercial Industrial Business Park (CIBP) zones of the Main Street and Freeway Corridor Specific Plan located on the east side of Mesa Linda Avenue, at the intersection of Mesa Linda Avenue and Poplar Street (Applicant: Covington Group; APNs: 3064-601-07 & 3064-621-01).
BACKGROUND
On January 17, 2023, the City Council approved Tentative Parcel Map No. 20315 located on approximately 69 gross acres within the Regional Commercial (RC) and Commercial Industrial Business Park (CIBP) zones of the Main Street and Freeway Corridor Specific Plan located on the east side of Mesa Linda Avenue, at the intersection of Mesa Linda Avenue and Poplar Street (Applicant: Covington Group; APNs: 3064-601-07 & 3064-621-01). It was approved in conjunction with Conditional Use Permit CUP21-00004, Development Agreement DA22-00002, and Specific Plan Amendment SPLA21-00001 to allow the construction of a 1,108,000 square foot warehouse distribution building and to change approximately 45 acres of the project site from Regional Commercial (RC) to Commercial Industrial Business Park (CIBP). At this time, the Environmental Impact Report pursuant to the provisions of CEQA was adopted.
Staff have reviewed the map and determined that it complies with all the General Plan and zoning regulations and with all local ordinances related to the creation of these parcels.
