Final Tract Map No. 20648-2
RECOMMENDED ACTION
It is recommended that the City Council adopt Resolution No. 2024-56 approving Final Map No. 20648-2 to create 4 additional residential lots in addition to the 20 residential lots and 1 homeowners association (HOA) community lot with a remainder parcel previously approved on Final Map 20648-1 on approximately 15.61 gross acres to develop a portion of Tract 18989-1 Lot 26, Planning Area 17 of the Tapestry Specific Plan (Applicant: Silverwood Development Phase I, LLC).
BACKGROUND
On January 26, 2016, the City Council approved Tentative Tract Map No. 18989 to create 39 lots on 986 gross acres within the Tapestry Specific Plan, now known as the Silverwood Project, located south of Ranchero Road at the intersection of I Avenue. Final Map 20648-2 subdivides 4 additional residential lots within Lot 26, Planning Area 17 of Final Map 18989-1.
Staff has reviewed the final map and determined that it complies with the Tapestry Specific Plan, the Tapestry Development Agreement, the General Plan and zoning regulations, all required conditions of approval, and all local ordinances related to the creation of these parcels. The developer executed a Subdivision Improvement Agreement in accordance with local ordinances and the Subdivision Map Act and posted the necessary bonds for offsite improvements with the approval and recordation of Final Map 20648-1. No additional bonds were required or necessary with the approval of Final Map 20648-2.

There are no issues identified with this item.
