Amendment to Final Tract Map No. 17915-1
RECOMMENDED ACTION
It is recommended that the City Council hold a public hearing to receive public comments and adopt Resolution 2025-02 to amend Final Tract Map No. 17915-1 located on the north side of Mojave Street and the south side of Valencia Street, 335 feet west of Topaz Avenue (Applicant: NV Hesperia Investors, LLC APN’s: 0405-543-01 through 05, 30, & 63).
BACKGROUND
On October 21, 2008, the City Council approved Tentative Tract Map No.17915 to create 268 Single-family Residential lots on approximately 46 gross acres within the low density residential (LDR) zone of the Main Street and Freeway Corridor Specific Plan located on the north side of Mojave Street and the south side of Valencia Street, 335 feet west of Topaz Avenue. Tentative Tract Map No.17915 consists of 6 phases. The map was subsequently extended by the City and State of California multiple times. On July 28th, 2022, the first phase Final Tract Map No.17915-1 was recorded with the San Bernardino County. Phase 1 consists of 62 Single-family Residential lots and 3 Lettered lots. Tentative Tract Map No. 17915 received an extension until May 23rd, 2026, because Phase 1 recorded.
The current property owner is requesting an amendment to the first phase Final Tract Map No. 17915-1 by removing the original lot number 1 and adjusting the lot lines of lot numbers 1 through 5 to create full road width for Laredo Avenue which will serve as the main entrance into the tract. The amended map will also be removing lot number 30, from the original recorded map, that will be absorbed by Lettered lot B. This will decrease the amount of Single-family Residential lots in phase 1 from 62 to 60. The original map was designed to work with the adjacent property owner, but that is not feasible at this time. The amendment will result in the tract being designed to stand alone and not dependent on any adjacent properties.
Staff has administratively approved Amended Final Tract Map No. 17915-1 and has determined that it complies with all General Plan and zoning regulations, all required conditions of approval, and with all local ordinances related to the creation of these parcels. The developer has executed a Subdivision Agreement and furnished the required securities for the public improvements in accordance with local ordinances and the Subdivision Map Act.
