In regards to community development and the Magnolia Tank Farm. I think this site has very high land value. Here are designs from a collection of artists that I want to suggest for the direction of MTF. I prefer the project to exceed the highest standards with maximum foliage and to fully accommodate renewable energy on all roofs of the project, with maximum work space on all flat-roof structures, and wind tunnel turbines attached to or located in the structures. Bicycle generators have also taken off. I prefer the architecture style to be futurist, art deco & Chicago school and I think these styles can meet any beach requirements of the city charter. I think there's enough Mediterranean architecture in the city to last a long time and I think it's redundant and hasn't resulted in good architecture quality. I prefer these other styles to be written into the project instead. I think the city needs a complete spectrum of residential price range to be decided on this project and not 90% very high income and 10% high income with questionable design qualities which I think is the reality of the situation I've observed at the Edinger corridor and the most recent tract home "mansions" starting in the 90s. I prefer not to have hotels in this project because I think the hotels take away attention from the city education systems. I prefer an art deco restaurant or gypsy café and a futuristic or space oriented design of the project with angular and horned features. In the last picture, I prefer foliage space to surround the most visible sides of the buildings, before or outside of the walking or hazard zones, and to be at least 10, 15 or 20 feet and so on, in width, and not 5 feet of wood chips. I think the project should also consider a commercial miniature golf course, think gated entry or permit required parking should be considered for residential. I prefer the ity council to move faster on this project and I think the cleanup company is moving to low. I prefer the coastal commission to provide a workable list of detailed requirements suc as land and foundation height requirements. I'd like to suggest a brief list of names for the F complexes: Farmtime, Stargate & Living Factory. Finally, I suggest considering levying some - Ben
