Subject: Magnolia Tank Farm Project SUPPORT
Dear Mayor and City Council Members,
We wanted to write this letter to you, telling you how much we support the Magnolia Tank Farm Project, in it’s current form.

There have many whinners and not-in-our-
backyard critics thru this very lengthy approval process, but we have always seen great value in replacing the unused fuel tank farm with badly needed housing and public access to the view pf our beautiful Magnolia Wetlands.

The two types of
housing will be an excellent mix for our beloved neighborhood and will provide market value homes close to Magnolia and less expensive condo units on the west side.

We
do not believe that the concerns about an unwelcome surge in traffic on Magnolia and Banning are of any concern.

This part of Magnolia has very light traffic, even during rush-hours, and it will increase some with the new housing and hotel, but it will still not be any problem.

The new left turn lane added on northbound Magnolia at
Banning has worked out fine, in spite of the people that said there was no room of a left turn lane.

Banning is also currently lightly traveled AND has just recently been drastically improved, so traffic on it should not be a problem either.

The addition of a
reasonably priced hotel, with views of the wetlands and easy walking to the beach will be a great attraction, helping more people enjoy and want to preserve our beautiful Huntington Beach treasures.

The addition of a restaurant, shops and a park, all
within an easy walk from the current homes is very appealing.

Also, the continued
access and maintenance of “Squirrel Park” will be of great value to our existing neighborhoods and residents.

We will definitely attend the City Council Meeting this Wednesday, and would like to speak in favor of the current plan.

We also believe that the previous owners and operators of the Magnolia Tank Farm deserve great praise for maintaining the facility all thru its years of use and more years of being idle, apparently with NO GROUND POLLUTION.

With the completion
of the Magnolia Tank Farm and the final completion, whenever that will be, of the old toxic waste site north of the tank farm will greatly compliment our much loved part of our great Huntington Beach city.

Best regards and thank you,
9/17/2024

Public Comment Item 24, Tuesday,
September 17, 2024

24. 24-571 - Local Coastal Program and
General Plan Land Use Element - I'm
writing in support of Item 24. I
request that the lodge & retail depicted
be set back appropriately or built
underground. Regarding the landfill, I
suggest that a new layer of geology &
foliage be placed on it, enter/exit for
eco reserve creatures.

Of the remainder, this is an improved &
more contemplative design, of which
folks can live well, live in their own
time, find privacy & practice tolerance.

I'm excited about the possibility of
much needed R 20% affordability, C,
medium density & different choices in
architecture selection.
- Ben, NWHB

Please approve the Magnolia Tank Farm project. As you know, we are in a statewide housing crisis. This project not only proposes 250 units of housing with 51 lower-cost units, it proposes to earmark some of those units for the very workers who will service guests next door at the eco-lodge. These workers will be able to access a previously-inaccessible coastal resource – the Magnolia Marsh – while living just several hundred yards from the ocean.

Please support this project.

Please support the Magnolia Tank Farm project. This is a model project for coastal Orange County because it will provide four things Californians most need: housing, green space, transportation, and jobs. It provides affordable housing and improves coastal access for the public, including a lodge with lower-cost accommodations, public parks, and trails.

I urge you to approve the Magnolia Tank Farm project because it will increase coastal access for all. Currently, the site is an out-of-use oil tank farm right next to the Magnolia Marsh.

Please approve the proposed project and create the possibility for the tank farm to become acres of public open space right next to the coast for Huntington Beach residents and visitors alike.

Sincerely,
Lilyanne Nicassio
