Community Development Director Manuel Muñoz provided information on the proposed project. He said the project includes the demolition of the existing two-story 20,000 square foot structure and the development of a 2.955-acre site with nine detached buildings containing 42 two and three-story condominium dwelling units at a density of 14.53 dwelling units per acre (du/ac), which is slightly below the maximum allowable density of 15 du/ac.
Mr. Muñoz reported that at the public hearing held on June 25, the City Council discussed the proposed project and continued the item in order to receive additional information pertaining to hydrology/drainage. He said the project is designed in a way that water runoff from the project is diverted into an underground vault. The underground vault is 13 feet deep, 18 feet wide, and 66 feet long. He said the water is collected in this underground vault and then dissipated into the ground from two drywells. In cases of extreme flooding, any excess runoff will go into the overflow system that connects to the existing headwall at the south-west corner of the property.
He said as part of the development approval process, the project is required to obtain approval from the Los Angeles County Department of Public Works Grading and Drainage Section (LA County). He said the Hydrology and Low Impact Development studies that were prepared as part of the submittal requirements for Los Angeles County Public Works Building Division's review were approved.
Councilmember De Ruse requested clarification regarding the details of the underground catch basin. Joe Oftelie, President of Warminton Residential California, Inc., responded and provided information.
Mayor Pro Tem Eng asked if changes were made to the proposed project. Mr. Muñoz responded and said the details of the proposed project remain the same.
