FROM THE CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA)
GUIDELINES PURSUANT TO SECTION 15315, CLASS 15 ("MINOR LAND DIVISIONS") OF THE CEQA GUIDELINES
Assistant Planner Noah Cisneros said that on October 30, 2025, in accordance with Title 20 of the La Mirada Municipal Code (LMMC), a property owner filed an application for a Tentative Parcel Map (TPM) to consolidate two parcels into one parcel at 14602 San Ardo Drive, within the Single-Family Residential (R-1-6000) Zoning District (the "Project"). He said on April 16, 2026, the Planning Commission conducted a duly noticed public hearing recommending the City Council approve TPM No. 85016. He said the larger parcel is 10,062 square feet and is developed with an approximately 1,740 square-foot single-family residence. He said the second parcel is 3,120 square feet, undeveloped, and is utilized as a backyard to the larger parcel for a total of 13,002 square feet. While the Project abuts Stage Road, access would only remain from San Ardo Drive.

He said upon review and consideration of the application and plans, staff has determined that the proposed Project is categorically exempt from the provisions of the California Environmental Quality Act of 1970 (CEQA) pursuant to the CEQA Guidelines and would have no significant effect on the environment.
