SUBJECT: RELEASE OF BONDS FOR TRACT NUMBER 83540, TOLL WEST COAST, LLC., 15700 IMPERIAL HIGHWAY
BACKGROUND
Toll West Coast, LLC subdivided a 2.955-acre parcel of land located at 15700 Imperial Highway for the construction of a condominium tract of 42 two-story and three-story dwelling units. As part of the Conditions of Approval associated with Tract Number 83540, the developer was required to complete on-site and off-site improvements. A Subdivision Improvement Agreement was necessary to ensure the Conditions of Approval were met.
Bonds and cash deposits were provided to ensure completion of the improvements. On October 28, 2025, the City Council approved Tract Map Number 83540, entered into a Subdivision Improvement Agreement, and accepted bonds from Toll West Coast, LLC., to guarantee completion of on-site and off-site improvements for the tract.
FINDINGS
All on-site improvements are complete and have been verified by the Community Development Department. All off-site improvements are complete and have been verified by Public Works staff. At this time, it would be appropriate to release the bonds in the total amount of $217,800.
The accounting for the bonds is as follows:

RECOMMENDED ACTION
It is recommended the City Council release the bonds for Tract Number 83540 in the amount of $217,800.00 to Toll West Coast, LLC.
