Introduction:
The proposed project is located at the northwest corner of Saint Anns Drive and Glenneyre Street and is located in the City of Laguna Beach bordered to the west and north by single family homes and is bordered along the north east boundary by Catalina Street.
The subject project site planned to be affordable housing on the western parcel and church sanctuary use to be done by others on the easterly parcel. The proposed housing development will be a podium style development with subsurface parking and all associated uses above grade on the concrete deck.
The proposed project will also incorporate fronting landscape space and community open space on the elevated deck. The community will install community utilized parking stalls, project frontage landscape.
No car washing will be allowed on the subject site.
The subject project site proposes to construct 29 residential units in 1,2, and 3 bedroom configurations including one (1) community space with no fixture units and a 5 unit laundry room. The proposed project will have (1) dedicated sewer lateral exciting the south side of the proposed building and flowing into the existing 8”sewer line in Glenneyre Street (ID 10001674).
Methodology/Rational:
The City of Laguna Beach has conditioned the subject site to study the amount of effluent to be discharged from the subject site. The proposed project will be supplemental flow seeing the underlying land use is parking lot.
Proposed Units:
12 – 1 bedroom units
9 – 2 bedroom units
8 – 3 bedroom units

Total amount of project demand is 7250 gpd – 0.008 cfs

Combined depth from project and maximum existing – 1.882 in crease of 0.42% Conclusions:
The results from this sewer analysis using methods provided Orange County Sanitation and mannings equation confirms the proposed development does not negatively impact the adjacent sewer system. 609
