A Zone Change was requested to modify the existing Zoning Designations from Commercial Office (CO) and Rural Mountainous Residential (RMR) to Limited Manufacturing (M-1), Open Space (OS), and Medium Density Residential (R-2). In addition, the project includes Tentative Tract Map No. 38897 to subdivide the approximately 61-acre site into five (5) legal parcels ranging in size from approximately five acres to 21 acres.
The project applicant must prepare technical studies such as Traffic Impact Report, Air Quality/Greenhouse Gas Emissions Report, Noise Report, Biological Report, Cultural/Paleontology Resources Report, etc. FCS International, Inc. will utilize these technical studies to prepare a detailed environmental document for the project pursuant to the CEQA Guidelines.
Fiscal Impact
The cost of preparing the environmental document will be paid by fees collected from the developer through the City’s cost recovery program. The applicant will fully pay all administrative staff time and consultant costs. No General Fund budgets will be allocated or used to complete the CEQA documents for the project.
