Subject:Tract Map No. 38378, Mission Trail at Lemon Residential Project Recommendation
Approve Final Tract Map No. 38378, subject to the City Engineer’s acceptance as being true and correct; authorize the City Clerk to sign the map and arrange for its recordation; and authorize the City Manager to execute the Construction Agreement for Monumentation.
Background
Mission Trail at Lemon Residential project is located west of Mission Trail and bounded by Victorian Lane to the north, and across from Lemon Street to the south. Tract Map No. 38378 proposes to subdivide an approximately 17.21-acre lot into one (1) lot for condominium purposes to construct 191 detached residential units and two (2) lettered lots dedicated for street and utility purposes within the East Lake Specific Plan. The proposed condominium unit floor plans range from 1,323 square feet to 2,146 square feet. All future public improvements have been secured.
Discussion
Per Subdivision Map Act 66474.1, Tract Map No. 38378 has been reviewed and has been determined that it is in substantial conformance to the previously approved Tentative Tract Map No. 38378. All Conditions of Approval relative to the final tract map approval have been satisfied.
Fiscal Impact
Public Improvements are to be constructed by the developer. The security posted is sufficient for the City to complete the construction if needed. Staff time was utilized to prepare the documents.
