Subject: Parcel Map No. 38341, Fairway Business Park Phase III Recommendation
1. Approve Parcel Map No. 38341, subject to the City Engineer’s acceptance as being true and correct
2. Authorize the City Clerk to sign the map and arrange for its recordation; and
3. Authorize the City Manager to execute the Construction Agreement for Street Improvements and Monumentation.
Background
Fairway Business Park III project is located adjacent to the Lake Elsinore Outlet Channel and bounded by Birch Street to the north, and Chaney Street to the south. Parcel Map No. 38341 proposes to subdivide five (5) existing lots totaling 8.79-acres into six (6) lots ranging in size from approximately 0.76-acres to 2.49-acres. The project proposes to construct six (6) industrial buildings ranging in size from 12,000 square feet to 42,000 square feet (149,500 square feet total). All future public improvements have been secured.
Discussion
Per Subdivision Map Act 66474.1, Parcel Map No. 38341 has been reviewed and has been determined that it is in substantial conformance to the previously approved Tentative Parcel Map No. 38341. All Conditions of Approval relative to the parcel map approval have been satisfied.
Fiscal Impact
Public Improvements are to be constructed by the developer. The security posted is sufficient for the City to complete the construction if needed. Staff time was utilized to prepare the documents.
