Date:October 28, 2025
Subject:Construction Agreement with Veirs Kluk Roofing, Inc. for Roofing Services at the Cultural Center, Chamber of Commerce, and Tank House Buildings (CIP Project No. Z20005)
Recommendation
Approve and authorize the City Manager to execute a Construction Agreement with Veirs Kluk Roofing, Inc. for roofing services at the Cultural Center, the Chamber of Commerce building, and the Tank House for $130,250.00 in such final form as approved by the City Attorney, authorize the City Manager to execute change orders not to exceed a 10% contingency of $13,025.00, and authorize the City Clerk to record the Notice of Completion once it is determined the work is complete and the improvements are accepted.

Background
The Cultural Center, Chamber of Commerce, and Tank House buildings have experienced roof deterioration because of age and weather exposure. To maintain the integrity of these historic buildings and prevent additional damage, the staff has determined that roofing improvements are needed.

Discussion
The proposed scope of work includes:

Cultural Center Building Roof Re-Seal $43,650
Install a new commercial-grade tropical coating system to reseal the existing roof. This system is designed to protect and preserve the roof surface, extend its service life, and improve weather resistance.

Chamber of Commerce and Tank House Roof Tiles Replacement $86,600 The Chamber of Commerce and Tank House buildings are also owned by the City. Installation of Quarrix roof tiles will be used to replace the aging and previously leaking roofs. These tiles are made from high-density polyethylene, offering a low-maintenance, lightweight, and durable solution. Engineered for extreme weather resistance, they come with a 50-year warranty ensuring long-term performance. Additionally, the tiles are energy-efficient, reflecting sunlight to help reduce cooling costs during warmer months.
