Subject: Final Map Approval – Tract Map No. 061817-01 (Located at the Northwest Corner of Avenue H-8 and 17th Street East)
Recommendation:
Approve the map and accept the dedications as offered on Tract Map No. 061817-01, located at the northwest corner of Avenue H-8 and 17 th Street East; make findings that this project will not violate any of the provisions of Sections 66473.5, 66474.1 and 66474.6 of the Subdivision Map Act; and instruct the City Clerk to endorse on the face of the map the certificate which embodies the approval of said map and the dedications shown thereon.

None.
Background:
On December 19, 2005, the City of Lancaster Planning Commission approved Tentative Tract Map No. 061817. The Planning Commission granted extension on January 28, 2008, and four automatic time extensions thereafter; an additional one-year extension was granted that expired on December 19, 2016. Vesting Tentative Tract Map No. 061817 was refiled on May 28, 2021, and approved on March 21, 2022. Phasing of map was approved on May 25, 2023.
The Final Map is in substantial conformance with the approved tentative map and phasing matrix.
Tract Map No. 061817-01 has been examined by the Contract City Surveyor, and is ready for Council approval. In addition, an Undertaking Agreement and Improvement Securities have been submitted to guarantee the installation of improvements.
