Nicholas Godin, Assistant Director – PW City Engineering Subject: Final Map Approval – Tract Map No. 061547 (Located at the Northwest Corner of 30th Street East and Avenue K-4)
Recommendation:
Approve the map and accept the dedications as offered on Tract Map No. 061547 located at the northwest corner of 30th Street East and Avenue K-4; make findings that this project will not violate any of the provisions of Sections 66473.5, 66474.1 and 66474.6 of the Subdivision Map Act; and instruct the City Clerk to endorse on the face of the map the certificate which embodies the approval of said map and the dedications shown thereon.

Background:
On July 17, 2006, the City of Lancaster Planning Commission approved Tentative Tract Map No. 061547. Four automatic extensions were granted in 2008 with the passing of Senate Bill 1185. Thereafter, Planning Commission granted three extensions but the map expired on July 17, 2018. On November 25, 2020, the Developer refiled Tentative Tract Map No. 061547 with Planning Commission approval date of August 16, 2021.
The Final Map is in substantial conformance with the approved tentative map. Tract Map No. 061574 has been examined by the City Surveyor, and is ready for Council approval. In addition, an Undertaking Agreement and Improvement Securities have been submitted to guarantee the installation of improvements and monuments.
