Nicholas Godin, Assistant Director - PW City Engineering Subject: Final Map Approval – Parcel Map No. 74904 (Located on the Southwest Corner of 30th Street East and Avenue K-8)
Recommendation:
Approve the map and accept the dedications as offered on Parcel Map No. 74904 located on the southwest corner of 30 th Street East and Avenue K-8; make findings that this project will not violate any of the provisions of Sections 66473.5, 66474.1 and 66474.6 of the Subdivision Map Act; and instruct the City Clerk to endorse on the face of the map the certificate which embodies the approval of said map and the dedications shown thereon.

Background:
On May 15, 2017, the City of Lancaster Planning Commission approved Tentative Parcel Map No. 74904 for the subdivision of four residential parcels in the Rural Residential (RR-2.5) zone.
On April 3, 2024, City of Lancaster Community Development Department approved Tentative Map Modification No. 24-001 to reconfigure the four residential parcels for Tentative Parcel Map (TPM) No. 74904. The expiration date of this map modification is in accordance with the phasing plan approved by the City for Conditional Use Permit No. 12-06 and TPM 74904.
The Final Map is in substantial conformance with the approved and modified TPM No.74904, has been examined by the City Surveyor, and is ready for the City Council’s approval. In addition, all found and proposed monuments and ties have been set and inspected. 1 9
