Nicholas Godin, Assistant Director - PW City Engineering Subject:Final Map Approval – Tract Map No. 62485 (Located on the Southwest Corner of 30th Street East and Nugent Street)
Recommendation:
Approve the map and accept the dedications as offered on Tract Map No. 62485 located on the southwest corner of 30 th Street East and Nugent Street; make findings that this project will not violate any of the provisions of Sections 66473.5, 66474.1 and 66474.6 of the Subdivision Map Act; and instruct the City Clerk to endorse on the face of the map the certificate which embodies the approval of said map and the dedications shown thereon.

Background:
On January 24, 2022, the City of Lancaster Planning Commission approved Tentative Tract Map No. 62485 for the subdivision of ±10 acres into 39 single family residential lots within the R-7000 zone. The Tentative Map was originally approved with an expiration date of January 24, 2024, and subsequently extended by the Planning Commission to January 24, 2027.
The Final Map is in substantial conformance with the approved Tentative Tract Map, has been approved as to form by the City Surveyor, and complies with the requirements of the Subdivision Map Act and the Lancaster Municipal Code. An Undertaking Agreement has been executed, and improvement securities have been provided to guarantee the installation of all required public improvements and survey monuments.

The Final Map includes offers of dedication for public improvements and related purposes, which are submitted for acceptance by the City Council, as applicable.
