As the Project progresses, River Islands will construct additional improvements that are eligible for credit or reimbursement, and the Agreement allows for additions to be made administratively.
The City imposes impact fees upon new development in the Project that benefits from the improvements constructed by River Islands. The developer has accumulated credits towards the West/Central Transportation Impact Fee and has opted to receive credit rather than reimbursement. The use of the credit is at the discretion of River Islands and is transferable. A Credit Allocation Form, included as Exhibit E to the Agreement, will be used to track and account for credit use and transfers.
