Subject: Fwd: Schriber property north of Moore road/ Lewis management Date: Sunday, July 26, 2026 11:28:08 PM
Dear Ms. Noble,
My husband and I, Cheri Gayton, are writing

regarding the proposed Scheiber property
development by Lewis Management Corporation, specifically as it relates to the portion of the project located directly east of our property line.

We appreciate the opportunity to provide input during the planning process and would like to share several concerns and requests that we believe will help ensure compatibility between the proposed residential development and our existing equestrian facility.

Our property is an active horse facility that has been in operation for many years. As with any livestock operation, there are unavoidable conditions associated with caring for horses, including flies, odors, dust, and normal sights and sounds of agricultural activities. We want future residents to understand that these are inherent aspects of living adjacent to an equine facility.

Our greatest concern is the safety of both our animals and the public.

Horses are beautiful
animals and naturally attract attention, particularly from children and individuals who have little or no experience around livestock.

We are concerned that people may attempt to pet
the horses, feed them, enter our property without permission, or even attempt to ride them as a prank or dare.

An equestrian facility is, by its nature, an attractive nuisance, and unauthorized access could result in serious injury to both people and animals.

For these reasons, we respectfully request that Lewis Management Corporation install a substantial six foot

security fence along the shared property boundary to discourage trespassing and provide a clear separation between the residential community and our horse facility.

We understand that a dog park is currently proposed adjacent to our eastern property line.

We respectfully request that the dog park be relocated to the opposite side of the park or another area farther away from our horses. Dogs that are unfamiliar with horses and livestock often bark excessively, lunge toward them, or in some cases attack horses or other livestock.

Such interactions create unnecessary stress for the animals and pose a significant safety concern for riders, handlers, and the public.

Another important consideration is preserving our view of the Sierra Nevada mountains.

This view has been one of the most valued aspects of our property for many years and contributes significantly to both our enjoyment of the property and its value. We respectfully ask that the design of the development consider measures that help preserve these scenic views.

In addition, we request that similar to the accommodations proposed for our neighbors to the

north, our property include:
• A 14 foot emergency access gate to provide emergency ingress and egress during fires and other evacuation events.

•A six-foot wrought iron fence along the northern boundary of the development adjacent to the Auburn Ravine.

Finally, we recently met with Phil Rodriquez and discussed the possibility of incorporating an equestrian trail separate from the proposed bicycle and pedestrian trail. We believe that this would be an outstanding amenity that acknowledges the area’s agricultural and equestrian heritage while providing a safe, connected trail system for horseback riders, cyclists, and pedestrians alike.

We hope this concept will continue to be considered as the project moves forward.

We appreciate your willingness to consider these requests.

Our goal is to ensure that the
proposed development and our longstanding equestrian operation can coexist safely and respectfully for many years to come. We welcome the opportunity to continue working with Lewis Management Corporation to develop solutions that benefit both future residents and existing property owners.

Thank you for your time and consideration. We look forward to hearing from you.

Sincerely,
Cheri and Tom Gayton
