5. Authorize the Town Manager to Execute a Five-Year Agreement for Services with Specialized Elevator Corp., DBA San Francisco Elevator Services LLC, with a Base Year Not-to-Exceed Amount of $65,364 for FY 2026-27 and Subsequent Annual Please note- WAY TO HIGH A YEAR !!!
How much should I expect to pay for elevator maintenance? For commercial buildings, elevator maintenance cost usually ranges from $3,000 to $8,000 per year, depending on building size, system type, and contract terms.
Residential systems tend to be much lower, often under $1,000 annually How to Keep Elevator Maintenance Costs Under Control
The smartest building managers take a proactive approach. That means staying ahead of problems instead of reacting to them. While you can’t avoid every issue, you can definitely reduce how much you spend dealing with them.
Start with a service plan that fits your building’s actual needs. Don’t overpay for daily monitoring in a low-traffic structure. On the other hand, don’t skimp on support if your elevator is moving hundreds of people a day.
Get to know your elevator’s history. What parts have failed before? What’s approaching the end of life? Keeping a clear log helps avoid repeat problems and gives you data for smarter planning.
Train your staff to recognize early signs of trouble, slow doors, strange noises, and minor delays. These warnings often show up before full system failure.
Reporting them early can save thousands.
Work with a non-proprietary service provider when possible. Some manufacturers lock you into their parts and labor, making you pay more over time. Independent companies like Toledo Elevator offer flexibility, fair contracts, and fast access to parts across brands.
Finally, review your costs regularly. Don’t let small overages build up quietly.
Check invoices, compare against your plan, and renegotiate when needed. Your elevator maintenance cost is too big a line item to ignore. _____________________________________________
# 7 Authorize the Town Manager to Sign and Submit Grant Applications for the Statewide and Regional Components of the Active Transportation Program Cycle 8 and One Bay Area Grant Program Cycle 4 to Fund Construction of the Highway 17 Bicycle and Pedestrian Overcrossing Project If this cost the Town nothing than go ahead and apply, but remember VTA just stated that they are trying to raise sales tax 1/2 countywide, so everyone needs to be prepared for reality. This reports say … spent … $234,456. (2019) - $3,000,000. (2021) Town expended $147,005 in Transportation Impact Fees and $87,451 in TDA3… that’s $ 3,468,912 spent on the books ?? Not sure about staffs time and other .. please give ballpark amount spent to date towards this bride. ( 2025 -receive $2,468,786 in Transportation Development Act Article 3 … for construction
*Note;* previous attempts - Town Council applied for grants in 2024 .. not successful.
#8 Adopt a Resolution to Adopt a List of Projects for Fiscal Year 2026-27 Funded by State Senate Bill 1, the Road Repair and Accountability Act of 2017 …
Q- Did the Complete Streets and Transportation Commission, Commissioners go out and survey all the roads and come up with this list, or is this list put together by some other method and what was this method?
Can we add a bunch of streets that may need work on them and prioritize them by the commission?
