Reasonably priced restaurants
Please bring back outdoor dining. MB is losing business to Riviera Village and Hermosa restaurants.

Dining decks with outdoor seating like we had after Covid Outdoor dining
Electric bike stalls that are not on the pedestrian sidewalks but do not take up parking spaces More outdoor dining near the beach ( I am from the East Coast and this is a lot more common) Less tourist oriented shops or "gift" shops. More practical shops like grocery & hardware.

Commercial properties build underground parking and in return they get 3rd story outdoor space Outdoor Dining and UMBRELLAS!
how about some basics like a drug store, convenience store, not more souvenir sops Outdoor seating
Small dog park! There aren't enclosed "small dog" parks in the city, only large dog areas more places to sit
Outdoor dining
Outdoor restaurants in the summer months.

There are no affordable restaurants (sh tacos, like el sombrero used to be). Fewer nail salons.

More housing
less undesirable tourists
Q4 The City of Manhattan Beach is planning to redevelop two of its properties across from Metlox: the former Parking Lot 3 site (Morningside Drive and 12th Street) and the former U.S. Bank site (400 Manhattan Beach Boulevard). Each property could support multiple uses.

The City has identied a shortage of parking available downtown so at least one of the properties would be expected to offer additional parking. Which of the following do you think makes the most sense?

Q5 Any other comments or suggestions about improving Downtown Manhattan Beach? (207 responses by )
Parking is good but should be out of sight of the main shopping thoroughfares to promote the atmosphere (i.e. Metlox Plaza, or the 12th/Morningside garage -- not at the old BoA on Manhattan Beach Blvd). Would be great to further pedestrianize downtown by widening sidewalks and narrowing trafc lanes on MB Blvd, Highland, Manhattan Ave, and perhaps pedestrians only from Manhattan Ave down to pier.

Enforce laws that prohibit things like jay waking, using a cell home while driving, running stop signs and riding an e-bike through Metlox.

If there is any chance that the Von's property might be offered for sale, the City should hold off on any substantive improvements to the MB Blvd. property in the hopes that the City could acquire the Von's property and have a larger parcel to work with. Also, why no survey about the high rise housing that is going to negatively impact the community? I like the plan being support by councilwoman Nina Tarnay!!!! Well the CC signed the housing trust so put homeless housing there. Yeap right by the homes of those who want homeless housong Bring back the downtowner!!! We can reduce parking needs by having a way for locals to get downtown and to el Porto. The downtowner does not need to service residents on the other side of Sepulveda. Also, please don’t touch Vons. We need that grocery store.

The reason I do not shop and dine more often is due to the lack of parking, Also, the meters on Manhattan Ave. need service. The plastic covers are so damaged by the salt air you cannot read the meters.

Think 5-10 years out, maybe even 15. Don’t just put “some” parking in, as most of the questions read. Consider long term needs.

Ensure that NACS EV chargers are included in new parking supply.

Use the library surplus to create additional library programs like makerspace for all community members, particularly young teens to have inclusive welcoming spaces for live human interaction. the Bank building could be something cool, I would not make that another parking lot Turn the nal block and lots adjacent the pier into a public amphitheater area and/or outdoor bars.

Keep size and scale the same. Discourage large chain stores/restaurants.

Shopping is too expensive. Need more cultural
Bring back outdoor dining!
Build a great big parking lot to replace the one the city tore down.

More live music, please!

STOP ALLOWING CHAIN STORES TO OPEN! Our downtown is being ruined and too many amazing local shops have closed.

More than 1 or 2 hour parking pls so people can actually do something downtown.

It would be nice to have more moderately-priced cafes/restaurants. So many of the existing restaurants are very expensive.

Go through a process ti dene the desired amount of parking. The parking study dened shortage at peak periods. We only need to do a little more parking
Explore funding sources like library or native garden funds to help pay for mixed used community/library and green spaces.

Get a seasonal bus available to residents to go to the beach.

No outside dining and drinking on the sidewalks. More shops and less restaurants.

If you add more parking make sure to take advantage of new technologies to maximize parking efciency and utilization. Now days parking meters are gone and software solutions can be utilized to dynamically change parking rates and encourage/discourage specic uses. We need exibility and efciency don't use old models for parking. With exibility perhaps even the parking area could be used for other purposes when needed like open air markets or food halls this allows multiple uses and does not stay static.

PARKING PARKING PARKING
Do your job & use half you brain at least - you need as much parking as possible - one site parking only as it was before iand the other MUST include additional parking. Surely you don’t need a survey to tell you that! The City should stop buying property in Downtown MB.

Use Lot 3 for parking and affordable housing. Sell the former bank site; it’s not a good site for a park and it is too small for a useful public project.

I appreciate the city taking the initiative to purchase the properties in order to have more control on future development. I sincerely hope the city will acknowledge all development should be done with a clear understanding most residents want strict limits on trafc growth. The city’s infrastructure, including many streets, already carry much more trafc than they were were originally designed for.

Residents denitely pay the price through already existing congestion.

Please bring back outdoor dining! That was the greatest addition to our downtown ever, great for residents and local restaurants. That far outweighs the 10+ parking spots that we gave up for it.

The Metlox model is a great one - it is a nice combo of park, eateries & retail. I'd like to see a mix of services and reasonably priced restaurants so we don't continue our evolution towards a La Jolla-type downtown (full of high price boutiques and galleries with fewer homegrown retailers & restaurants for local residents). Our local, family-friendly establishments like Manhattan Meats, Pages, Jim the cobbler, Gelato Angels (RIP) & Pitre (RIP - not local but perfect for our town) make DTMB the special place that it is.

Need a park for the little ones in downtown. I see so many kids running around Metlox on the concrete (used to be) fountain area.

Can’t we do better than that?
I would have liked to have seen a survey option to offer ONLY parking at both locations. The lack of parking is the only reason I don't come to downtown more often.

Plant sustainable drought tolerant beach grass and more attractive landscaping on the corner planters.

We need safe spaces for kids to congregate. We don’t need more retail, which is mostly catering to high end luxury products due to high rents. We do need more inexpensive eating options especially for kids. We might need a visitor’s bureau site to welcome and help the numerous international visitors we increasingly attract.

Downtown should be designated as a walkable area, consistent with the environmental and sustainability vision the City has committed to. Prioritizing pedestrian use over parking would better align with those goals. Access concerns could be addressed through solutions such as small city shuttle buses or other alternative transportation options, ensuring convenience without compromising the integrity of a walkable downtown.

Please keep any development of the open lots to scale with the rest of our beautiful downtown! More outdoor/rooftop dining an drinking. Theres no place on earth better suited for it and the lack of it being built into the character of the town is disappointing. Look to the mediterranean for inspiration. teens and kids need a safe, affordable place to hang out in town, instead of just a fenced off park down the green belt... cheaper affordable food court or something low key.... like a hot dog carts and other streetfood vendors with casual seating. Offering low cost food options is a must. Every food option establishment in town is very expensive and as a result kids don't hang out in town and have nowhere to go except race through school elds and the parking lot at manhattan village mall. even having an outdoor exercise playground for elderly in the middle of metlox would be fun for the community.

We need to keep the city clean and orderly. Very big weekend and summer crowds means we need more enforcement of our city codes and regulations so our city doesn’t get trashed by people who don’t live here.

Outdoor seating
Bring back outdoor dining decks
More outdoor dining!
The shoe stores, clothing, stores, etc.

More parking
More outdoor dining.

Need more mom and pop stores and no more chain stores. We are losing the small town feeling. Also would like events at metlox on weekend nights - live music but done by 10pm
Prioritize parking and pedestrian spaces
More public areas to sit
We need outdoor dining
Bike stations, scooter stations, golf cart
When I think of the most charming small cities in the US, there is a component of unifying greenery, owers, hanging tree, baskets, etc., that I think we lack
I love our town!
It's interesting that the City didn't even blink over spending $14 million to acquire the former US Bank site, obviously to control what is developed; yet, is more than willing, without exploring other possible strategies, to allow for the building of high-rise (up to 18 stories?!) residential developments along the Sepulveda, Rosecrans and Aviation corridors. These will destroy the small-town feel of MB every bit as much as putting one of these monstrosities at the former US Bank or PL #3 sites would. The Sepulveda and Aviation corridors abut hundreds of existing residential properties which will be adversely impacted by these draconian State mandates. El Segundo is exploring Charter City conversion as a means of having/restoring more local control over development. What are we doing??? These two sites are important and worth the effort to come up with thoroughly considered, reasonable development plans, but so is the rest of our City. Thanks.

More parking
More shops and family restaurants
A regular shuttle around the clock to help parking issue and lower dui Get rid of the city manager
Put a welcome center at 400 MBB with a small aquarium run by the Roundhouse, some temporary ofces and use rest of space for parking.

I’ve lived here my entire life! It feels less local and too many chain stores I know you can’t change what it is already but you can help make it better for the future Keep it local Keep it small town Flowers on the street lights, monthly art walk , Etsy - like pop ups for small biz owners to sell their wares Make the core downtown section pedestrian only and more bike lock stations We need more events specially Tuesday and Wednesday. In order to boost small businesses. We need more outdoor dining to enjoy beautiful sunshine. We need to be more business friendly city. Allow small business display their merchandise outside. We need free re department inspections.

No high rises and no additional housing
Lets keep mb the quaint charming low key town it still is to some degree. More parking will only bring more people, we are crowded enough and we for sure dont need more restaurants and bars or retail. Mb is still super special and safe and the goal should be to preserve this.

Remove the pedestrian cris-cross at 2 intersections on MB Blvd. Non-intuitive, & obstructs trafc ow. Educate e-bike riders to behave like all motorized vehicles: stop at red lights!!
We all love Kelly Stroman
More outdoor dining options and more seating areas outside to sit down and hang out Need more hotel and parking downtown
Losing Peet’s was a huge loss for the community. Also Wahoos and Jamba (lower priced food for families and kids). It would be great to have more options like those for the community).

More Parking! No residential…
Please build quality & better architecture. Metlox looks cheap & lacks character & charm. We seem to mess up most new projects in this town.

Honestly, we have enough parking. Lit 3 could be multi use but otherwise, cars come and go. Staff need parking, but locals and visitors have plenty of places to park and never arrive and leave at the same times. So a spot opens up every couple of minutes.

Sometimes you just have to wait and be patient.

No more parking, no more real estate ofces, bring back the opportunities for non-chain businesses to thrive in our small but vibrant community. Level up the retail and provide more diverse offeries, no more janky jewelry stores and athleisure stores. Over it! Pls keep shops local ish and not big chains.

Need to keep more of the small time feel that keeps MB so special. We do not want to be other small cities that became too commercialized.

It’s perfect the way it is.

More parking means more people, the last thing DTMB needs. Limited parking protects our town.

Get us some outside dining!! Bring back the free shuttle. Expand bike access.

No more coffee shops and real estate ofces
Mixed use residential would be great!
Stop spending money on stuff like Juneteenth celebrations that no one wants and save the money for parking lots. Parking is the reason we don't go to downtown.

Don’t take any funds earmarked for the Senior/ScoutHouse project. That is more of a priority! While you keep dragging your feet over the past several years, construction costs have increased. Shame on you! Bring back outdoor dining
More outdoor spaces and entertainment other than restaurants and the beach No.

Keep independent, interesting, locally owned businesses and cafes!! More shops, parking, less dogs on the beach, better grafti control,e bike enforcement, parking guys to go around town issue parking tickets for illegal parking
Lower parking violation cost or give residence a discount for parking. Not free just a break Public restrooms are needed in downtown. Perhaps the 400 mb lot should have a restroom that’s public accessible and a outdoor area to sit
Keeping longtime businesses and preventing souvenir/ cheap goods stores from proliferating More local artist art around today and more out door dining + existing Start a beach shuttle service for high trafc events & seasons. Like most resort towns in California I think it should be out of the downtown. Denitely not at the bank building! Please do not add more parking… the more parking we add the more congested the city will become I would really like to see more outdoor seating for restaurants.

Attempt to negotiate rents with landlords so small businesses can survive. We want fewer real estate and business ofces No more banks no more high end restaurants stop raising rents Add some parking to the bank site along with a visitor center info about MB. Create and hand out a city map with shops, restaurants, etc, on the map on one side and Downtown waking map on the other side. , Don't allow construction vehicles in hourly parking immediately located downtown.

Vote for a high-end hospitality project on Parking Lot 3 site (Morningside Drive and 12th Street) that will bring more visitors downtown.

I look forward to a lovely green park with trees at the old US Bank site.

Let’s keep our town quaint. Too much parking and it will be too busy. We have enough salons and real estate ofces but would love more shops.

More restaurants with spaces for kids to play safely (unlike Metlox) while parents can eat and hangout.

Bring back outdoor dining and help our businesses. With property being sold due to the passing of owners, the sales are forcing outrageous rental rates. Work with us small businesses instead of making things incredibly painful! More safety around biking on downtown streets.

Continue to keep it SAFE and family-friendly
Keep on being MB
Adding to my comment "Think Big!" Approach Vons and create a public/private partnership. Acquire the adjacent residential properties and together with the former bank site, create another Metlox like development with underground parking. Vons would be the anchor tenant with a state of the art store with ample parking for their customers as well as other tenants. The City would have access to low cost bond nancing (e.g. certicates of participation) to nance the project that would be managed by a private development company (selected by the City - DON'T try to do this as a City project becasue you DON'T have the staff/experience).

Combined with other commercial stores, it would create a great entrance to our Downtown environment. Jim Harger, 67 year MB resident
Bring back outdoor cafe style eating.

Keep the local feel and don’t over develop or build too high During summer I avoid downtown due to lack of parking
More affordable restaurants are needed downtown manhattan beach!!!!!! Revitalize quick-food cafes, with beach style seating, along the bike path, with access also by walkers.

More trees. More benches. More reasons to wander and shop. Outdoor dining like neighboring towns--- we killed the cool vibe from Covid outdoor dining when we eliminated it! Less real estate ofces. Kills the small town vibe and shopping.

More boutique shops! More outside dinning.

We denitely need more parking - that’s the main reason I don’t go downtown more frequently You need way more parking than some at both
Outdoor dining again.

Please bring back outdoor dining. What happened to the Committee for this? I haven't heard any updates/progress recently. Riviera Village in Redondo and Hermosa Beach have thriving outdoor dining (in their streets where parking spots were previously located).

Due to that, we often go there to dine instead of MB. I have to believe we are losing business to Redondo and Hermosa restaurants.

Although it’s clear we need more parking downtown, it would be really nice to have some open park space at the former bank site.

Tables & chairs, maybe a public bathroom.

More bike parking built into the new parking lots. Remove the old fountains in metlox and turn into covered turf for picnics. Remove dog fountain at metlox, it’s dangerous. implementing real-time parking sensors and digital signage that directs cars to open spots in Lot 3 or the metered levels, reducing the "circling" trafc on Manhattan Beach Blvd and Highland. Permanent Parklets / Shared Spaces: Convert specic sections of downtown into permanent pedestrian-only zones on weekends. With the 12% decline in resident satisfaction regarding bike safety, downtown needs dedicated, protected lanes or "slow zones" that separate e-bikes from both pedestrians and cars, particularly near the Pier. Continue the push for the 28th Street Stormwater Inltration Project to ensure the water quality remains pristine initiative to integrate business security cameras with the MBPD

NO MORE CHAIN STORES NO MORE SKECHERS NO MORE REALTORS
Small businesses. Open areas/play areas for families.

The morning side lot is very small; the city needs a larger underground lot like Metlox. Is that possible on the MBB site? Retail could be on the street level.

More live music!!
Keeping Vons and Manhattan meats. More places for cheap/grab and go lunches (like breadhead) I loved the bagel food truck and am so incredibly mad that mb city didnt support and welcome it Much more outdoor options. Please bring back the sidewalk spaces. Love our city! More outdoor dining
More outdoor dining options, outdoor patios, rooftop dining etc...

Bring back outdoor dining as we had during the pandemic. It brings so much vibrancy to the town. More covers will stimulate the local economy. We can nd other parking options that are not prime real estate.

Too many upscale restaurants that I never go to and I’m a few blocks away. Loved the outdoor seating during Covid. All of the affordable places to eat for young kids are now gone. The pizzeria (no thx) and El Somb are the last two standing. We don’t need another simz group restaurant , hair salon, trinket store, nail salon or coffee place in the four blocks of downtown. What about a solid burger joint that’s unique and fun with outdoor seating - like proudly serving in hermosa. Something with some character and just affordable good food…
Bring back outdoor seating
Clean up the strand (smelly) Get rid of E-bikes or need licenses. Bring back peets or an order ahead coffee shops. Affordable pizza place (Miss pitre )
Quick service restaurants, inexpensive
We need green arias, more shopping stores, no more nail salon, or hair salon, too many brokers ofce. outdoor dining feels like the biggest gap!!
Value locally owned businesses
Hub for shuttles to outlying lots at 400 MB Blvd. Or town square with outdoor dining and seating.

For former lot 3, we could have parking below and an open air park on top with ocean views.

Some kind of update to get us into the future of Manhattan Beach. And all the upgrading advances in the world. I could use a nice little upgrade down at the beach with parking. As I’m thinking about it now the upgrade they did to Manhattan Beach Mall with the two parking structures and the nice spot in the middle with the water feature and music and you can have your ice cream. I love that spot and incorporate that because now I can walk there and go under the bridge down the Greenbelt and if you connect that greenbelt to downtown and incorporate, similarities from the mall down at the pier, make it family friendly little areas to hang out have your ice cream have your pizza go to the beach but have fun little areas to hang out almost like an extension from them all, but those parking structures get full and they get a lot of business but they can handle the load compared to the way it used to be up there just one at parking lot with no fun space.
اﻟﺴﻜﻨﻴﺔ اﻻﺑﺮاج اﻧﺸﺎء
More areas for kids to play. Like metlox plaza but without the dangerous ledges. additional benches downtown for casual sitting. Not sure how this could be legally cultivated but stores should be unique - i personally do not want to see large retail chain stores move in. Less nail salons and realtors ofces.

More police walking around on weekends greeting people
Please improve the parking at live oak. With tennis, baseball, playgrounds, etc parking is really difcult, especially on weekday mornings.

More parking --> more tourists --> crowded beaches --> more litter --> more crime The way Manhattan Beach was created with residential property's so close to downtown. It was never intended to be a mass tourist Disneyland type of attraction. Stop inviting the entire world into downtown Manhattan Beach and keep it special, small town for the locals.!!!!!
Maybe some way to secure bikes so we feel more comfortable riding a bike downtown instead of driving Have some reasonably priced stores for senior/ adults
As much parking as possible is needed and no more corporate retail or realtors ofces please! Keep it low-key, small-town, family-friendly as residents have said over and over. Quit trying to put as much activity as possible into a small space that really doesn't return that much income to the City.

Let's always keep the current feel and vibe. It's a great town which is why people move here and visit. I am amazed how many people throughout the country know it exists. Let's stay with a winning formula.

Let's not get high rise properties! A small town community will be lost! I don't think there should be any major changes. Whatever is done at 400 MBB shouldn't overwhelm the general vibe of downtown. (I wouldn't mind a tastefully done B&B type hotel.) Things can be spruced up but not much more is needed. lower rent
foot trafc raher than cars
How about reclaiming the two lots in front of Shellbacks and Strand house as public parks. Replace the lost parking iwth the two newly proposed lots up near vons and US bank. That way we avoid cars parking down by the beach and skipping our wonderful shops/restaurants. By parking up top, they have to walk past our shops. Seems like a win-win! Thanks, Marsh Mokhtari.

Protect residential use on Morningside Dr. and LIMIT 400 MBB height to 26 ft Trafc in and out of downtown on weekends and most days from late spring through early fall has increased dramatically in the 30 years I have been a resident, causing challenges to residents in neighborhoods needing to leave the area for work or errands. While I love being close enough to walk to the downtown area, the car trafc on busy days is frustrating, from the noise to the speeding to the increase in time it takes to get to and from my home. With more parking lots will come more trafc, and our streets through our neighborhoods are not meant to sustain the trafc ow that comes into downtown on busy days. Perhaps, rather than a lot for public parking, you can make a lot that’s a dedicated space for employees of downtown businesses.

Subsidize rent for a hardware store
Outdoor dining. Please. Every other city near us that I visit has Covid era outdoor dining and I still go to them over Manhattan Beach because of it
keep the small town feel, cozy community, clean and safe, activities to bring people together downtown, affordable The city should bring costs down
The entertainment/performance piece doesn’t have to be large scale. It would be nice to have more live music options DT.

Not much you can do, but a little less business turnover would be nice Keep up the great work!
I live in downtown Manhattan beach. I am concerned that, if more parking structures are developed, it will make the town feel more car-centric and take away from the charm of the town. I do think the town needs more casual or fast-casual dining.

Sidewalks need maintenance especially blue tile. Missing pieces, broken tiles, etc are accidents waiting to happen. MOre often trash pick up
We need more parking.

Less parking, more parks
Please keep the small beach town USA feel of Manhattan Beach. ,no need for more commercial or entertainment places, parking is all we need.

We must get back all lost parking spaces and any additional parking that was shown in studies the city has conducted. There still is not enough parking especially during peak periods for residents, visitors and downtown employees and although the city has been creative in reimagining parking since Lot 3 was torn down, we still lack the total spaces we once had. A green space/art driven area where the bank is would be beautiful. Some parking but very residential area. Make our community plaza area by the library/police/re/city ofces more activated like you are doing with the farmer's market...so residents/visitors enjoy it all the time - grassy knolls, seating, tables for game playing, probably a public restroom of some kind.

The old bank location next to Vons should be made into a visitor center. We need it. City Employees can park at Northrop Grumman and bus in or park somewhere else. Please make this resource for our city. Great for the olympics, fa, etc.

The two hour limit on many parking meters should be increased to 3 hours. Two hours is often too tight for a relaxed dinner and drinks. Manhattan Beach residents should get a substantial discount on parking fees. There are several ways to implement this. It would not be hard or impractical.

All new commercial buildings should be required to build underground parking and then rewarded with 3rd story build and open air space
Have free parking the rst 1-1/2 hours.

Keep the local small town beach vibe going. No overbuilding! Bring back Umbrellas. Also- Don't allow a small group of grumpy residents who chose to live downtown to complain about "DOWNTOWN" noise, use of outdoor patios, umbrellas, outdoor dining. etc. It's a PRE-EXISTING CONDITION! Sorry for the caps, but common sense people! Downtown has been there since 1905. You live downtown, you get downtown. Please be nicer to all the downtown businesses instead of hurting them.

City wide shuttle bus in the summer- make it attractive and a fun part of the community perhaps more shuttle, bus service to downtown to lessen trafc for residents in the summer More spaces like the metlox where parents can eat/drink and kids can play.

On manhattan beach blvd, need wider sidewalks for people Bring back outdoor restaurant seating. Totally makes MB feel like a European coastal town. The incline on MB BLVD with a view of the peer is begging for this.

Outdoor dining - why do we not have it?
Please keep it small and quaint.

Expediate development. Add multi-use buildings in downtown area.

We need more outdoor dining
More cafes
Keep sidewalks free of obstructions from business owners egs: advert easels. Sidewalks get so busy during the summer months and all year for weekends.

SOOOOO over crowded!!! Cant nd parking. This is why I dont shop downtown! The sidewalks on Manhattan Ave (tile) are lookin bad in several places. Maybe the tile could be replaced with impressed concrete - keeping the tile look with out the maintenance issues.

Less cars more walking street.

Parking, parking, parking. And no more athleisure wear or coffee shops! Parking, parking , parking
Please work to bring in some mid level casual/fast casual food options- like a Jersey Mikes, or something mid-price range that is good to go.

Take advantage of our wonderful police department by having ofcers around. The e-bike kids are all over the place in packs and they really challenge adults with their language and fearlessness. Bikes, vendors, dogs on the pier. Dogs at the beach. People 100%ignoring stop signs and pedestrian walkways. I think police just being present would help. A really big help would be to limit e-bike riders to a reasonable age, 14 or 15, needing a license based on knowing laws and rules and having bikes be licensed. Issue tickets. Hold kids and families accountable. I sound like a grumpy old person. Im not. I just really dont like what i see every day around sand dune, joslyn, city hall, pier, and the Strand. I know our ofcials have tried (joe Franklin for example) but if kids arent stopped by involving their parents they will continue to try to act like cool gangsters. Maybe we need more SRO’s. They do a great job. They know the kids. I hope this is constructive. I love mb.

You might need to consider a way to subsidize locally owned businesses and restaurants. The chains that are moving in do not support our community. They are also quick to leave... look at 3rd St. Promenade in Santa Monica. Big chains took over and left. Please be generous to these small businesses. Kathy Winterhalder resident and MB business owner Be smart about how you utilize space for parking. It's necessary, but shouldn't take away from the beauty that is downtown MB.

Consider a substantial widening of sidewalks at the cost of some diagonal parking on the "at" portion of MB Blvd. from Highland to Morningside to facilitate outdoor dining and a greater pedestrian-friendly feel.

Stop wasting out tax dollars!! Make money with our money! Lease out US BANK. Build a roof top park on lot 3 and lease out space Limit the number of chain stores/chain restaurants. Protect the ability of small businesses to thrive. Otherwise it might as well turn into a generic Westeld mall.

I no longer live there! It was a sleepy beach!!!!! It became a nightmare! Parking nightmare! Used to take beach chair and watch AVP for Free! Then it became bigger and bigger commercialized 😩 The Strand was old picnic tables outside!! At least Old bar across street is there But a zoo- still coldest beer in town I still own my place! Good retirement $$$$$$$$& Plz send what’s happening I like to see kid events!!! Thx
Have been a resident for 40 years now. I think MB downtown is pretty good overall, but it is impossible for cars to nd parking spots. I ride a moped which makes it easy. Denitely need more parking.

I am concerned about the inux of people into MB making it difcult for us MB residences to enjoy our restaurants and other things that our beautiful city provides. I would like to see less parking and preferential treatment to those of us that reside here and pay taxes here. I am not sure how you should go about that. Just a thought starter.
