RESOLUTION R2022-XX
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, APPROVING a tentative subdivision map, planned development OVERLAY, and rezone for farmhouse subdivision at 1825 & 1965 S. Union Road, SDJ 20-99 & PD 21-145 WHEREAS, the Manteca City Council at their duly noticed public hearing on January 18, 2022, considered a Tentative Subdivision Map filed by Lewis Family Trust, c/o James Lewis, 1825 S. Union Road, Manteca, CA 95337; and WHEREAS, the Farmhouse Subdivision project (project) consists of a Tentative Map for a 52-lot Planned Development single-family residential subdivision, located at 1825 and 1965 S. Union Rd., identified by Assessor’s Parcel Numbers (APNs) 226-180-05 and 226-180-16; and WHEREAS, the Manteca Planning Commission, at its duly noticed public hearing on December 16, 2021, recommended approval to the City Council for the Tentative Map; and WHEREAS, the project is found to be consistent with the overall policies of the Manteca General Plan, Subdivision Map Act, and Manteca Municipal Code as described in the Planning Commission Staff report dated December 16, 2021; and WHEREAS, the City Council has considered all information related to this matter, as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff, and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct, and establish the factual basis for the City Council’s adoption of this Resolution.
The project completed a Modified Initial Study/15183 Checklist, and was found to have no significant impacts beyond what was studied in the General Plan EIR, so no further CEQA review is needed.
3. The City Council hereby adopts, as its own, the findings required to approve the Tentative Subdivision Map under Municipal Code Section 16.09.040, findings for which are detailed in the Planning Commission Staff Report (dated December 16, 2021), which is hereby incorporated by reference into this Resolution.
4. Based on the foregoing, the City Council hereby approves Tentative Subdivision Map, attached hereto as Exhibit “A,” subject to all conditions attached hereto as Exhibit “B.”
5. This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the ______ day of _____, 20__, by the following vote:
