RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, APPROVING THE IMPROVEMENT AGREEMENTS AND FINAL MAPS FOR THE TRAILS OF MANTECA UNIT NO. 1 (TRACT 3729), UNIT NO. 2 (TRACT 3734), UNIT NO. 3 (TRACT 3735), AND UNIT NO. 4 (TRACT 3736) WHEREAS, The Trails of Manteca Tentative Subdivision Map was conditionally approved by City Council on February 15, 2011; and WHEREAS, The Trails of Manteca #2 Tentative Subdivision Map was conditionally approved on June 17, 2014; and WHEREAS, The Trails of Manteca Nos. 3 and 4 Tentative Subdivision Maps were approved by City Council on February 17, 2015; and WHEREAS, an amendment to The Trails of Manteca Development Agreement was approved on September 1, 2020; and WHEREAS, the above actions entitled the subdivision of approximately 300 acres of land into 1,266 single-family lots; and WHEREAS, in accordance with the City of Manteca Municipal Code, Title 16, Lennar Homes of California, Inc. and Manteca Trails, LLC, developers of The Trails of Manteca Unit Nos. 1-4, have presented to the City Council of the City of Manteca the Improvement Agreements and Final Maps for The Trails of Manteca Unit No. 1 (Tract 3729), Unit No. 2 (Tract 3734), Unit No. 3 (Tract 3735), and Unit No. 4 (Tract 3736); and WHEREAS, in accordance with Title 16, the Developers have posted the required surety bonds in the amounts specified in the Reference Data section of the Improvement Agreements; and WHEREAS, the Final Maps have been reviewed and are in conformance with the approved Tentative Maps, the conditions of approval have been satisfied, and the Final Maps are technically correct; and WHEREAS, said Final Maps comply with the California Subdivision Map Act, the City of Manteca General Plan, and the City of Manteca Municipal Code; and WHEREAS, the City Council has considered all information related to this matter as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct and establish the factual basis for the City Council’s adoption of this Resolution.
The City Council does hereby approve the Improvement Agreements and Final Maps for The Trails of Manteca Unit No. 1 (Tract 3729), Unit No. 2 (Tract 3734), Unit No. 3 (Tract 3735) and Unit No. 4 (Tract 3736).
The City Council does hereby authorize the City Manager of the City of Manteca to sign the Improvement Agreements, on behalf of the City of Manteca, and authorizes the City Clerk to attest thereto and impress the official seal upon the same.
The City Council does hereby authorize the Mayor of the City of Manteca to sign the Final Maps, on behalf of the City of Manteca, and authorizes the City Clerk to attest thereto and impress the official seal upon the same.
This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the 7th day of June 2022, by the following vote:
