RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, APPROVING A PARCEL MAP FOR JACK LEWIS II, JENNIFER LYNN NUNES, AND JAMES FRANCIS LEWIS LOCATED AT 1825 AND 1965 SOUTH UNION ROAD WHEREAS, Jack Lewis II, a married man as his sole and separate property, Jennifer Lynn Nunes, a married woman as her sole and separate property, and James Francis Lewis, a married man as his sole and separate property, have presented to the City Council of the City of Manteca a Parcel Map at 1825 and 1965 South Union Road for approval; and WHEREAS, the developer is seeking to subdivide the properties into four parcels, one of which will be further subdivided into additional residential lots at a future date; and WHEREAS, the two properties, 1825 and 1965 South Union Road, are the same two properties that comprise the proposed Farmhouse subdivision. The Farmhouse Tentative Subdivision Map was conditionally approved by City Council on February 1, 2022, and will ultimately subdivide approximately eight acres of land into 52 residential lots when the Final Map is recorded; and WHEREAS, in accordance with the Conditions of Approval for the Farmhouse Tentative Map, the owners are offering additional street dedications to create a 52 foot wide right-of-way along the west side of South Union Road and a 50 foot wide right-of-way, tapering to 38 feet, along south side of Woodward Avenue; and WHEREAS, in accordance with Title 16, Section 16.23.080 of the City of Manteca Municipal Code, an Improvement Agreement will be entered into prior to, or concurrent with, the future Final Map that creates the developable residential lots; and WHEREAS, the City Council has considered all information related to this matter as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
1. The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct and establish the factual basis for the City Council’s adoption of this Resolution.
2. The City Council hereby approves the Parcel Map for Jack Lewis II, a married man as his sole and separate property, Jennifer Lynn Nunes, a married woman as her sole and separate property, and James Francis Lewis, a married man as his sole and separate property.
3. The City Council hereby accepts the 10-foot wide Public Utility Easements on Lots 1 through 3, the variable width widening of right of way along Woodward Avenue, and the variable width widening of right of way along S. Union Road.
4. The City Council does hereby authorize the Mayor of the City of Manteca to sign the Parcel Map on behalf of the City of Manteca and authorizes the City Clerk to attest thereto and impress the official seal upon the same.
5. This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the 15th day of November 2022, by the following vote:
