RESOLUTION R2023-XX
RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, APPROVING THE LARGE LOT FINAL MAP FOR THE TRAILS OF MANTECA, TRACT 3773 WHEREAS, on February 15, 2011, City Council conditionally approved The Trails of Manteca Tentative Subdivision Map, and WHEREAS, on June 17, 2014, City Council conditionally approved The Trails of Manteca No. 2 Tentative Subdivision Map which approved the subdivision of previously unmapped block areas on the original Tentative Subdivision Map, and WHEREAS, on February 17, 2015, City Council approved The Trails of Manteca Nos. 3 and 4 Tentative Subdivision Maps which rezoned and mapped over the previously approved High-Density Residential portion of the project; and the zoning of the Tentative Map areas was changed to Low-Density Residential; and WHEREAS, on September 1, 2020, City Council approved an amendment to the Development Agreement which included a Reduced Density Alternative; and WHEREAS, on January 27, 2022, the owners of The Trails of Manteca subdivision filed a Parcel Map with the San Joaquin County Recorder’s Office; the Parcel Map split 36.52 acres of the Tentative Map into four parcels; and WHEREAS, on June 7, 2022, City Council approved Improvement Agreements and Final Maps for The Trails of Manteca Unit Nos. 1-4 to create 259 single-family residential lots; and WHEREAS, there are no offers of dedication to the City or contemplated construction with approval of this Large Lot Final Map; this map is solely intended for phasing and/or financing purposes; and WHEREAS, in accordance with Title 16, Section 16.23.080 of the City of Manteca Municipal Code, an Improvement Agreement will be entered into prior to, or concurrently with, the future Final Maps that create developable residential lots; and WHEREAS, at this time, the owners are seeking to subdivide the undivided project site into seventeen (17) future development (large) lots on 268.58 gross acres; and WHEREAS, the City Council has considered all information related to this matter as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct and establish the factual basis for the City Council’s adoption of this Resolution.
The City Council does hereby approve the Final Map for the Trails of Manteca, Tract 3773.
The City Council does hereby authorize the Mayor of the City of Manteca to sign the Final Map on behalf of the City of Manteca and authorizes the City Clerk to attest thereto and impress the official seal upon the same.
This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the 17th day of October 2023, by the following vote:
