RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, APPROVING A PARCEL MAP FOR MARKETPLACE AT MAIN, LLC, 1601 S. MAIN STREET AND 1669 S. MAIN STREET; AND ACCEPTING FOR PUBLIC USE THE OFFER OF DEDICATION OF RIGHT-OF-WAY WIDENING, PUBLIC UTILITY EASEMENTS AND A STORM DRAIN PIPELINE EASEMENT, AS SHOWN ON THE PARCEL MAP WHEREAS, Marketplace at Main, LLC, has presented to the City Council of the City of Manteca a Parcel Map for 1601 S. Main Street and 1669 S. Main Street; and WHEREAS, on June 2, 2022, the Manteca Planning Commission held a Public Hearing and adopted Planning Commission Resolution No. 1600 which approved the Tentative Parcel Map, Site Plan and Use Permit Application; and WHEREAS, the property owners are seeking to subdivide the 18.4 acre property into seven commercial parcels ranging in size from 0.42 acres to 4.29 acres and a 7.49 acre remainder parcel; and WHEREAS, in accordance with the project’s Conditions of Approval, the owner is offering a variable width right-of-way dedication along the S. Main Street frontage of the Parcel Map, a ten foot (10’) wide public utility easement along the frontages of the Parcel Map where one does not already exist, and a thirty foot (30’) wide storm drain pipeline easement; and WHEREAS, the City Council has considered all information related to this matter as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
1. The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct and establish the factual basis for the City Council’s adoption of this Resolution.
2. The City Council hereby approves the Parcel Map for Marketplace at Main, LLC.
3. The City Council hereby accepts for public use the offer of dedication of right-of-way widening, public utility easements and a storm drain pipeline easement, as shown on the Parcel Map.
4. The City Council hereby authorizes the Mayor of the City of Manteca to sign the Parcel Map on behalf of the City of Manteca and authorizes the City Clerk to attest thereto and impress the official seal upon the same.
5. This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the 18th day of March 2025, by the following vote:
