RESOLUTION OF THE CITY COUNCIL OF THE CITY OF MANTECA, STATE OF CALIFORNIA, ACCEPTING A GRANT DEED FROM GALATIA ARETAKIS, EXECUTOR OF THE ESTATE OF JOHN N. ARETAKIS, PURSUANT TO LETTERS OF TESTAMENTARY UNDER SUPERIOR COURT OF CALIFORNIA, SAN JOAQUIN COUNTY, CASE NUMBER STK-PR-EST-2025-445, A CERTIFIED COPY OF WHICH IS RECORDED CONCURRENTLY HEREWITH; GALATIA ARETAKIS, AN UNMARRIED WOMAN; GALATIA ARETAKIS, TRUSTEE OF THE JOHN N. ARETAKIS AND GALATIA ARETAKIS TRUST DATED DECEMBER 03, 2020; MICHAEL ARETAKIS, A SINGLE MAN; NICK J. ARETAKIS, A SINGLE MAN AND DAVID A. KALUNIAN, TRUSTEE OF THE ALEX J. ARETAKIS IRREVOCABLE TRUST DATED DECEMBER 28, 2012 FOR 13,282 SQUARE FEET OF REAL PROPERTY FOR RIGHT-OF-WAY PURPOSES AND 16,555 SQUARE FEET FOR A PUBLIC UTILITY EASEMENT OVER A PORTION OF 1437 AND 1533 S. MAIN STREET (APN 224-021-17 and 224-021-16) WHEREAS, per the Conditions of Approval for the Marketplace at Main Shopping Center, the Developer is required to install improvements along the S. Main Street frontage of 1437 and 1533 S. Main Street including roadway paving, sidewalk, curb and gutter; and WHEREAS, to facilitate the installation of the frontage improvements and joint trench utilities, the developer needed to acquire property along the west side of S. Main Street to widen the right-of-way and acquire a Public Utility Easement; and WHEREAS, acceptance of this dedication will allow for construction of the roadway in accordance with the City’s adopted Transportation Public Facilities Implementation Plan; and WHEREAS, the City Council has considered all information related to this matter as presented at the public meetings of the City Council identified herein, including any supporting reports by City Staff and any information provided during public meetings.
NOW, THEREFORE, BE IT RESOLVED, by the City Council of the City of Manteca, as follows:
The City Council hereby finds that the facts set forth in the recitals to this Resolution are true and correct and establish the factual basis for the City Council’s adoption of this Resolution.
The City Council hereby accepts a Grant Deed from Galatia Aretakis, Executor of the Estate of John N. Aretakis, pursuant to Letters of Testamentary under Superior Court of California, San Joaquin County, Case Number STK-PR-EST-2025-445, a certified copy of which is recorded concurrently herewith; Galatia Aretakis, an unmarried woman; Galatia Aretakis, Trustee of the John N. Aretakis and Galatia Aretakis Trust dated December 03, 2020; Michael Aretakis, a single man; Nick J. Aretakis, a single man and David A. Kalunian, Trustee of the Alex J. Aretakis Irrevocable Trust dated December 28, 2012 for 13,282 square feet of real property for right-of-way purposes and 16,555 square feet for a Public Utility Easement over a portion of 1437 and 1533 S. Main Street (APN 224-021-17 and 224-021-16).
3. The City Clerk is hereby instructed to record this Resolution and the Grant Deed with the San Joaquin County Recorder’s Office.
4. This Resolution shall take effect immediately upon its adoption.
I HEREBY CERTIFY that the foregoing Resolution was duly adopted by the City Council of the City of Manteca at a public meeting of said City Council held on the 17th day of June 2025, by the following vote:
