RECITALS
On June 7, 2022, the Lumina at Machado Ranch Tentative Subdivision Map was approved by the Manteca City Council.
On February 18, 2025, the City Council approved the Improvement Agreement and Final Map for Machado Ranch Unit No. 2, Tract 4190.
The Agreement identified Public Facilities Improvement Plan (PFIP), Transportation Facilities System reimbursements of $3,012,297.04 plus an additional $690,835.80 for dry utility relocations including transmission poles.
The PFIP Transportation Facilities System Improvements include approximately one-half (½) mile of Airport Way, from just south of Atherton Drive to just north of Peach Avenue, and approximately one-quarter (¼) mile of Woodward Avenue, between Bella Terra Drive and Airport Way.
The relocation work is now complete, however the total cost for these relocations is $1,263,767.66, resulting in an additional $572,931.86 for a total PFIP Transportation Facilities System Improvements reimbursement of $4,276,064.70.
As a result of the additional costs, Amendment No. 1 proposes to modify the Schedule B, Transportation Facilities System PFIP Reimbursement in the Agreement.
NOW THEREFORE, the parties hereby agree as follows:
Schedule B, Total Transportation Facilities System PFIP Reimbursement. The Total Transportation Facilities System PFIP Reimbursement amount, as specified in Schedule B, for Transportation Facilities System PFIP Reimbursement, shall be revised from $3,012,297.04 plus an additional $690,835.80, to $4,276,064.70.
Except as otherwise provided in this Amendment, the Improvement Agreement for Machado Ranch Unit No. 2 (C2025-37), between the City of Manteca and Meritage Homes of California, shall continue in full force and effect.
TO EFFECTUATE THIS AMENDMENT, each of the parties has caused this Amendment to be executed by its duly authorized representative as of the date set forth in the introductory paragraph on page 1 above.
