RECOMMENDED ACTION
1. Receive and file the Fiscal Year 2024/2025 Community Development Department Annual Report.
DISCUSSION
The Community Development Department (Department) has prepared the Fiscal Year (FY) 2024/2025 Annual Report to highlight the efforts of the Planning and Building Divisions over the past fiscal year. With a total of 27 staff members, the Department works diligently to ensure balanced and well-designed commercial, industrial and residential developments, as well as provide outstanding customer service to our citizens.
The Planning Division (Planning) approved 131 projects, including five tentative tract maps.
Planning accepted 214 new submittals, conducted 654 inspections, and assisted 2,944 customers. There are currently 258 projects in review, including over seven million square feet of industrial space, 475,920 square feet of commercial space, 113,723 square feet of office space, three hotels, eight new housing subdivisions, and six multi-family complexes.
The Building Division (Building) issued over 4,400 permits, including 798 new single-family residential units, and certified occupancy for 824 homes. With 19 housing tracts under active construction, the Building Inspectors conducted over 29,600 inspections. Building has also assisted a total of 4,452 customers.
The Community Development Block Grant (CDBG) Program provided funding for several local non-profit organizations, as well as other services including hospice care and fair housing assistance. The First-Time Homebuyer Assistance Program approved two new loans, bringing

the program-funded loan total to five. The Single-Family Minor Home Grant Program approved and completed five applications from income-qualified residents.
The Community Development Department certified the opening of 20 new businesses in the City and is currently overseeing the construction of 24 more businesses, which will bring more diverse retail and medical options to the community. The Department continues to strive to meet the needs of the residents, businesses, developers, and visitors to ensure we are creating a healthy, vibrant and connected community for everyone.
