RECOMMENDED ACTION
1. Accept the public improvements for streets, drainage, water, recycled water, sewer, and subdivision monuments associated with Audie Murphy Ranch for Tract Map 36484, located southwest of the intersection of Goetz Road and Landsview Way; and
2. Authorize the City Engineer to release 90% of the posted securities per the City’s standard policies.
DISCUSSION
Sutter Mitland 01, LLC (Developer) is the developer of Audie Murphy Ranch (AMR) Tract Map 36484, a subdivision consisting of 32.33 gross acres of land into 109 lots for residential use, located southwest of the intersection of Goetz Road and Landsview Way.
The Developer has completed the construction of streets, drainage, water, recycled water, and sewer improvements, as well as subdivision monuments, and is now requesting acceptance of the completed improvements into the City’s maintenance system. Staff have inspected the completed improvements and determined that they have been constructed in accordance with City specifications and standards. They have also verified that all project conditions of approval have been met, releasing the faithful performance securities and labor and materials securities in accordance with City policy.
A 10% security warranty would be held for a period of one year in accordance with the City’s Municipal Code for the streets, drainage, water, recycled water, and sewer improvements. The subdivision monument securities would be released in full. The original posted securities for the improvements and monuments are listed in Tables 1 and 2 on the following page.

FISCAL IMPACT
There is no fiscal impact associated with the recommended action. The Developer has paid all necessary fees and deposits to cover the costs of the required inspection of the completed improvements. Ongoing maintenance costs for the improvements would be supported through approved Fiscal Year 2025/2026 operating budgets in Community Facilities District (CFD) 2012-
