RECOMMENDED ACTION
1. Approve and authorize the filing of Parcel Map 37716 for financing purposes by Diamond Brothers 5 Partnership, LP, located on the north side of Newport Road and east of Menifee Road.
DISCUSSION
Parcel Map 37716 (PM37716) is a proposed subdivision of 27.73 gross acres of land into three parcels for financing purposes. PM37716 is currently undeveloped in a commercially-zoned area included as part of the Menifee Village Specific Plan. The parcel is located on the north side of Newport Road and east of Menifee Road, as shown on the attached Project Map.
Diamond Brothers 5 Partnership, LP, a California Limited Partnership (Owner), is now requesting approval and filing of PM37716 for financing purposes. Approval of this item would facilitate the Owner’s ability to market each parcel separately for future development.
Staff has reviewed the request and has determined that PM37716 meets the requirements of the project conditions. It is important to note that no entitlement is granted by this action. Any future development planned for PM37716 would be returned to City Planning Commission for consideration of approval.
