RECOMMENDED ACTION
1. Approve and authorize the filing of Parcel Map 39357 for financing purposes, for Menifee Northern Gateway Logistics, by LI Menifee CA Investor, LP, located east of Evans Road, west of Barnett Road, north of McLaughlin Road, and south of Ethanac Road; and
2. Approve and authorize the City Manager to execute the security agreement for the installation of survey monuments to guarantee completion of the required improvements associated with Parcel Map 39357.
DISCUSSION
Parcel Map 39357 (PM39357), also known as Northern Gateway Logistics (Project), is a proposed subdivision of 21.44 gross acres of land, divided into two parcels (Parcels 1 and 2) and three lots (Lots A, B, and C) for financing purposes. No land use entitlement or permit is granted by this action. The Project is located east of Evans Road, west of Barnett Road, north of McLaughlin Road, and south of Ethanac Road.
LI Menifee CA Investor, LP, a Texas Limited Partnership (Developer), is now requesting approval and filing of PM39357 for financing purposes and approval of the associated agreement for the Placement of Survey Monuments (Agreement) as required by the Project’s conditions of approval.
The Agreement requires that improvement securities be posted to guarantee the completion of the required survey monuments within 24 months from the date of City Council approval.
Staff has reviewed the Developer’s request and determined that the associated Agreement meets the requirements of the Project’s conditions of approval. A summary of the bond being posted to guarantee the survey monuments is shown on Table 1 on the following page.
