ITEMS
4.1 Site Plan Application #475, submitted by Holding Pattern, LLC, applicant for the City of Merced, property owner, to construct a 6,400-square-foot metal shell building, located at 13 Condor Way within a Light Industrial (1-L) Zone.
Development Services Technician DA VIS reviewed the application for this item. For further information, refer to Draft Site Plan Resolution #475.
Committee Member FRAZIER asked to modify Condition #17 to include fire sprinklers as a requirement on the plans for the shell building.
Committee Member BELTRAN informed the applicant that they may be responsible for frontage fees associated with the additional sewer main usage that the new shell building will contribute.
BELTRAN asked to add a condition addressing the possible reimbursement.
Jim DAVIS, Jim XU with Golden Valley Engineering, and Allen TABRIZI with Holding Pattern, LLC, were all present in association with this project to answer any questions presented by the Committee.
M/S FRAZIER-BELTRAN, and carried by the following vote to adopt Environmental Review #21-10 (CEQA 15162 Findings) and approve Site Plan Application #475, subject to the Findings and thirty-three (33) Conditions set forth in Draft Resolution #475, with the addition of Condition #34 and the modification of Condition #17 as follows:
(Note: Strikethrough deleted language, underline added language.) "17) Per the City Fire Department, fire sprinklers shall be required inside the shell building. A a fire control room shall be required on site as well as a Knox padlock at the entry gate. The applicant shall provide a Knox override switch with "Click-to-Enter."
"34) Applicant shall reimburse the adjacent property owner the appropriate amount for sewer main usage based on the determination of the City Engineer."
