M/S FRAZIER/BELTRAN, and carri ed by unanimous voice vote, to approve the Minutes of February 17, 2022, as submitted.

4. ITEMS
4.1 Site Plan Application #4 92, submitted by Surinder Kaur Virk, property owner. The applicant is requesting approval to construct an apartment complex (72 units) with associated amenities (pool, mailroom, manager’s office, etc.) at the southeast corner of Cardella Road and El Redondo Dr ive, within Residential Planned
Development (RP-D) #57 with a General Plan designation of Village Residential (VR).

Associate Planner , MENDOZA-GONZALEZ reviewed the
application. Refer to Draft Site Plan Resolution #4 92 for further information.
The applicant’s engineer, Jim Xu (Golden Valley Engineering), was in attendance and made himself available for questions from the Committee.
City Engineer BELTRAN recommended eliminating Condition #25 as the Engineering Departmen t does not typically condition the coverage of the sewer. The sewer coverage does not require a condition and it can be reviewed during the building permit stage.
M/S BELTRAN - FRAZIER, and carried by the following vote, to approve Site Plan Application # 492, subject to the Findings and forty-two (42) Conditions set forth in Draft Resolution #4 92, with the elimination of Conditions #25:

“25) The applicant shall provide a minimum 30 inches of coverage between the top of the sewer line and the surface of the street, or as otherwise required by the City Engineer.”
