Hi Steve and Diana
I am the owner of 17771 Vineland Ave and writing in response to the letters received about the housing element update. I attended the Housing Element Update Workshop on April 24th and have reviewed the more recent information in Monte Sereno’s website and am glad to see that our comments were heard and the proposals have been amended. Yes, we are interested in having 17771 Vineland rezoned to R-1-20, but do not want it rezoned for smaller parcels as proposed back in April.

Thank you,
Kelsey Stillinger

Hi Diana,
Thank you very much for your response.

My husband, Rich, and I live on Kavin Lane three (3) houses south from Vineland Avenue. We bought our home in 1991 and have raised our family here and love our community. We did an extensive remodel of our home in 1995/1996. We are currently meeting with an architect and have drawn up plans to build an ADU. We are still reviewing and making adjustments to our plans.

We have heard about the discussion around re-zoning lots all concentrated in our area (Palos Verdes Drive, Vineland Avenue and Karl Avenue) to build 193 units of high density (including many low income) housing. We are vehemently opposed to having high density housing built one (1) block from our home. In addition, we do not agree with the city allowing re-zoning at their discretion. We do not believe it fits in our neighborhood.

We support the city’s plan to allow the building of ADUs to meet the additional housing requirements.

Thank you,
Rich and Laura Brossart

> Hello. We have added your email to the notification list for the Housing Element update project. At the May 24 meeting, the City Council reviewed a potential option to study the possibility of rezoning a portion of the properties on Vineland Avenue from the current one acre lot size (R-1-44 zoning district) to one half acre lot sizes (R-1-20 zoning district). At that meeting, the City Council decided to table any rezoning option and work towards meeting the requirements for new housing solely through the construction of Accessory Dwelling Units. This is the current direction and effort that is being made. If there are changes to this approach, it will be discussed at a future Council meeting and you will be notified.
