Mayor Wixom and Council women,
I have been a member of the ‘Let’s Get Tuned’ community since January and I aƩend classes about five Ɵmes a week.

Natalie and Jon have created such a beauƟful, welcoming, nourishing, and safe space to pracƟce and heal through yoga and sound bath. This space has become a sanctuary and like a second home to me in my busy life, as I homeschool my two young boys. Let’s Get Tuned community has been an anchor to improve my mental health and well being. I also bring my sons weekly to the family sound bath, every Monday night, so they get to enjoy and experience "mommy’s 2nd home”. I have been longing for a space of community since I moved to the central coast 10 years ago and I have finally found my people, my tribe, and my community at ‘Let’s Get Tuned’. It is crucial to conƟnue the locaƟon of Let’s Get Tuned at 781 Market Ave Morro Bay- it is my sanctuary, my second home, and my community.

Thank you,
Hayley Bingham

Dear council,
I am wriƟng in support of Let’s Get Tuned’s desire to expand their wellness offerings by way of purchasing the city owned building they are currently offering their services from—a building set to potenƟally become another bouƟque hotel if city council so decides.

With occupancy rates already low at current hotels, and a growing client roster at Let’s Get Tuned, another hotel doesn’t make sense if it ousts a small business that provides vibrant acƟviƟes and wellness to our community. Please consider Let’s Get Tuned first!

Dear Mayor Wixom and Council women,
I would just like to put in a quick plea for the Let's get tuned Yoga Studio. Even though I am not a resident of Morro Bay I am a frequent visitor and I truly enjoy aƩending classes at the studio.

I know that Natalie and Jon worked extremely hard to secure a physical locaƟon for their business and put all their heart and soul (and most of their resources) into this venue. While in Morro Bay and at their studio I've met many local residents that also aƩend their classes and they all enjoy what the studio has to offer and also the community feeling that it brings.

As I am sure you are all very busy and have a lot on your schedules I am just keeping this short and would like to Thank you for your consideraƟon.

Dear Mayor Wixom and Council Women,
I hope this leƩer finds you well. I am wriƟng to express my enthusiasm and support for Let's Get Tuned. It’s come to my aƩenƟon the building at 781 Market Avenue is being considered for other use, which would result in the closure of Let’s Get Tuned. This would be a devastaƟng loss to the town snd community. I have personally experienced the profound impact that Let's Get Tuned has had on individuals and the community as a whole.

Let's Get Tuned offers a unique and invaluable service to our town by providing a space for yoga and sound healing pracƟces. This is not just another yoga studio. It cannot be replaced.

The studio's serene atmosphere and expertly craŌed sound healing sessions create an oasis of tranquility in Morro Bay, aƩracƟng locals seeking rejuvenaƟon and tourists looking to experience the holisƟc offerings of our town. The posiƟve energy and sense of community fostered within Let's Get Tuned contribute to the overall vibrancy and wellness of Morro Bay. We need more places like Let’s Get Tuned and more business owners like Natalie and Jon whose mission is the contribute to and grow Morro Bay.

Furthermore, Let's Get Tuned adds to the cultural diversity and richness of our town, offering a space for individuals of all backgrounds to come together in harmony and healing. Its presence enhances Morro Bay's reputaƟon as a desƟnaƟon for holisƟc wellness and spiritual growth, aƩracƟng visitors from near and far.

In light of the significant benefits that Let's Get Tuned brings to our community, I urge you to support its conƟnued operaƟon and growth. By doing so, we can ensure that Morro Bay remains a place where individuals can thrive physically, mentally, and spiritually and offers something different than any other town in the county.

Thank you for considering my perspecƟve on this maƩer. I look forward to seeing Let's Get Tuned conƟnue to flourish and contribute to the well-being of our town.

Dear Mayor Wixom and City Council Members:

I am writing to offer support to Natalie Teichmann and Jon Nowaczyk as they submit their offer to purchase the building that houses their business, Let’s Get Tuned Sound and Yoga Studio. I fully support their vision for this unique property and see it as a great asset to the Morro Bay community.

I have been a supporter of Let’s Get Tuned from the start and have enjoyed watching this amazing community grow over the last six months. Jon and Natalie lovingly renovated the space to make it a beautiful, welcoming place. It’s a safe, inclusive space where people of all ages come to connect and engage in healthy pursuits.

From the family sound baths where kids help play the instruments to a free weekly class that serves retired people and Achievement House members, there is something for everyone.

Jon and Natalie approached me to teach a weekly class at the studio, and it has been such a joy to connect with diverse community members and Morro Bay visitors. As a psychotherapist, I’m limited in the number of people I can help weekly in my private practice. This class allows me to share my special training in meditation, self-care, and wellness practices in an accessible group setting. The students regularly share how much all our classes at Let’s Get Tuned improve the quality of their lives.

Natalie and Jon are incredibly resourceful, hard-working people. They are true community leaders, and I’m always in awe of the energy, integrity, and genuineness they bring to everything they do. Their vision is to have security and longevity for their business. Owning the property would allow them to continue to serve the Morro Bay community for the long-term future.

Sincerely,
Elizabeth Hartman

To Whom it May Concern,
Let s Get Tuned has become a vital part of our community. When you enter this scared place you can immediately feel the powerful energy of the space and the people who created it, Jon And Natalie.

I have been fortunate to be a part of this journey as a teacher and parƟcipant of many of the diverse classes offered. The gathering of people goes beyond Morro Bay and Los Osos.

Members and non members travel from all parts of the central coast. The distance does stop them because they realize there isn’t anything like it. The ability to aƩend a variety of educaƟonal classes and meet up with people that share the love of yoga, sound baths, and self-work is an essenƟal asset to the community.

I am peƟƟoning to not allow the sale of the building that Let’s Get Tuned occupies as the loss of this business in this space would be a loss for the whole community.

Sincerely,
Rita Morris

Dear Mayor Wixom and Council,
I am a Morro Bay local, wriƟng in support of my and my family’s favorite downtown business.

Let’s Get Tuned is not an ordinary yoga studio. It is an extraordinary gathering place where young and old come seeking self care and healing, then hate to leave… so we linger, connecƟng with new friends in the most inviƟng environment imaginable. With bay views and especially the grounding effect of that view of our glorious Rock. The owners have made a special effort to encourage a feeling of community by adding comfy seats and a lounge area for before and aŌer class camaraderie and tea.

Three generaƟons of my family are now enthusiasƟc regulars at Lets Get Tuned, including my six year old granddaughter.

Jon’s Family night sound bath with the “kiddos” is a joy to behold.

What Natalie and Jon have created in a short amount of Ɵme is a blessing and an asset for Morro Bay. They are good people. They are working hard and are dedicated to conƟnue their service to this community. People around here want more of this. Their membership is growing quickly. I’ve met many people from Cambria, SLO, LosOsos… and several distant “part-Ɵmers” who visit when they are in town. This business is aƩracƟng people from outside our town to come and spend Ɵme in our town, every day of the week. I hope you will understand that this is good for local businesses, and has a wonderful potenƟal to grow into a special desƟnaƟon for visitors seeking respite in our beauƟful locaƟon.

Please let this business stay in our community, in their current locaƟon.

We need this far more than another mega hotel or business that will do liƩle to serve our local neighborhood ciƟzens.

Thank you for taking the Ɵme to read and consider this leƩer.

With GraƟtude,

Hi Dana, will you please document the email correspondence in the April 9, 2024 Closed Session and regular City Council Meeting? Thank you so much.

Dear Mr. Codron,
Thank you so much for answering my questions. With the knowledge you have provided, I would suggest that negotiations with Mr. Patel are premature.

The citizens of Morro Bay own this property, the current appraisal and they deserve to have a national marketing effort take place in order to secure a fair-market value for our investment.

Several City-owned properties have been sold under-value due to "backroom deals" and the citizens are calling upon you, as interim planning director to protect our interest. Closed session negotiations should not be taking place before the citizens have been given a chance to review the appraisal.

My husband, Rocky and I would like to go on record as being in support of building out this property as the City will benefit from the economic growth it provides. But we are not in favor of a quick-sale that does not include a national marketing plan and secure a fair-market sale.

This is a desirable location with a potential net-income, based on a 100 room hotel, with conference facility, elevator access from Embarcadero, and retail businesses, of two-plus million dollars annually. Public parking can be a conditional term also but not a reason to drastically lower the value. The conference facility and elevator can be conditions, but they are assets that contribute to the net-income, so we should not feel that we have to purchase them.

May I please have a digital copy of the appraisal today before the closed session? Thank you so much for helping me.

Hello Judy,

2 Thanks for the questions and sorry for the slow reply. The updated appraisal has not been released to the public. Once it is, I’ll be sure to share a copy with you. The property can be found on Zillow, but we do not have an active agreement with any broker at this time. No, the City does not have a national, progressive marketing plan from McCarty Davis.

Please let me know if you have any follow up questions. Thank you, -Michael

Dear Mr. Codron,
Will you please answer my questions regarding our Market/Embarcadero property?

1. Where can I find the updated appraisal? (I have an old one)

2. Where on National marketing sites can I find this property listed?

3. Has McCarty & Davis provided you with a real-time progressive national marketing plan? Thank you,

Good Morning City Staff and Council,
In leasing this property, we have been remissive in asking fair market lease prices in the past, thus my concern for the sale of this property.

Before you enter into negotiations with Mr. Patel, can you please tell me if McCarty & Davis has provided you with a real-time progressive marketing plan and an updated property appraisal that includes the desires of the Morro Bay citizens for this sale? (2021 appraisal is not sufficient for this type of investment) It is my understanding that what is being referred to as complex issues/demands are simply items citizens have asked of developers for other Embarcadero projects.

1. Some public parking

2. Access from the Embarcadero up to Market Street
4 3. Fair market price that reflects the value of coastal front property Where can I find the updated appraisal? (I have an old one) Where on National marketing sites can I find this property listed? Above all, we do not want to give the appearance of an "inside deal".

McCarty & Davis has been unsuccessfully marketing this property for years and it seems it may be wise to hire a different company before settling for less.

Thank you for helping me with this and I look forward to seeing this unique, valuable property developed to meet our visionary goals.

2 I write today in support of Natalie Teichmann and Jon Nowaczyk’s bid to purchase the building at 781 Market Avenue, the current home of their business, Let’s Get Tuned (which I’ll refer to as “the studio”).

As a third-generation central coast resident (my family arrived in Shell Beach in the 1940s) and a north coast resident since 1998, I’ve watched the county grow and change. It’s a natural evolution, certainly, especially for coastal communities. But communities have a choice whether growth adds to the unique character of the area or dilutes or destroys its charm and appeal. The purchasers bidding for this building, to my eye, embody these options.

The studio supports and supplements what I, personally, value about Morro Bay and those qualities that make Morro Bay a desired destination, while any large hotel project at that location runs in direct opposition to those qualities and even threatens them entirely.

This is the main reason I support Natalie and Jon. In the approximately six months that I have known them, I’ve watched them systematically develop a strong, supportive community around their business which extends much further into the community at large. They are uniquely poised to create an inclusive business/experience in that location. I have every confidence that their plan to promote wellness- and ecotourism will bring more visitors to the city while also serving locals.

My husband, Dean Sullivan, and I own a small business which he operates, the Estero Bay News. The business must remain objective in such matters and will always do so, however, he and I both know first-hand that the nature of a small, community-serving business is a very special thing. These sorts of business certainly can make solid profits, but that is not what’s at their core. In most cases, and certainly in that of the studio, these small businesses place the community at their core in conjunction with the existential need to make a profit.

In doing so, the uniqueness of Morro Bay which makes it a place people wish to visit is strengthened, other local businesses are served and thrive, and locals feel welcomed in their city. And none of this must come at the expense of tourism. Certainly, some people come to Morro Bay for reasons other than its charm, but that charm is at the core of the tourism draw.

A decades-long career in outreach and marketing (and common sense) tells me that diluting the “charming fishing village” small-town brand of Morro Bay won’t serve tourism long term. Supporting and growing that community-centric experience, on the other hand, does.

I am also an example of how the studio brings local residents into Morro Bay year-round. I live in Los Osos, but come to Morro Bay more now than I did when I worked in the city. Once here, I handle errands, which supports businesses large and small – dollars I’d been spending in Los Osos and SLO until the studio opened.

As a parent, another concern I have regarding a large development in that location is about kiddos safety. My daughter’s first job was at a small shop on the Embarcadero. She often closed the shop, alone. Naturally, I always worried about a 16-year-old girl closing the store and walking to her car alone, in the dark. But I worried far less given that she was able to park nearby, and that the street was populated with small shops and restaurants and she knew many people who owned and staffed them. Had a large hotel and less parking been part of the picture, bringing a majority of people from out of the area and requiring her to walk further, I strongly believe that her safety would have been compromised.

Lastly, I know that balance sheets and income projections are a very realistic factor in any city planning decision. As such, you’ve likely considered the following, but it bears repeating. The health and wellness industry is growing at a rapid rate nationally. Depending which stats you read, growth rate projections vary 3 from about 7% to 10%, conservatively. Meanwhile, annual hotel occupancy rates in the area also vary quite a lot but all seem to remain below 60%. That industry’s growth is projected at 2.5% to 3.5, and there’s been an increase in new hotel construction in SLO which could make occupancy rates drop. Clearly, I don’t have all the financial details, but adding another hotel when beds remain open, vs supporting a high-growth industry with destination-event potential seems like important considerations to weigh.

Thank you for considering my opinion and concerns. I sincerely hope that you chose to support the studio’s purchase of the building for the reasons I’ve outlined as well as others I haven’t been able to cover (like the charm of the existing building compared to the coldness of a large-scale hotel project). I love the yoga studio.

It’s supported my physical and mental health in a way that dozens of other studios I’ve attended have not. It is a special place, run by exceptional people and I feel very strongly that the downtown area would be the lesser in its absence.

Sincerely,
Shari and Dean Sullivan

2 Please allow them to remain in their current location. They have only been there for 6 months and their business is continuing to expand and grow.

Dear City Council,
For all the reasons I have heard in the Downtown Design District sub-committee meetings to revitalize and to encourage entrepreneurism with the goal of increasing the City's diversity of attractions to draw more people to Morro Bay, another upscale hotel for Morro Bay's inventory does not fit the bill.

I understand the Patels have been interested for a number of years. I also know that that interest stemmed from the encouragement of past administrations when there were no-takers interested in the property. With the Patel's successfully bringing the new Hampton Inn to fruition, the fresh addition and planned addition of more motel rooms on the Embarcadero, and the budding hotel accommodations on the Harbor Street bluff above the Embarcadero, does a plan for more hotel rooms serve the City today? Due to the nature of its acquisition, the Embarcadero parking lot cannot be part of this transaction. Is the City still planning on getting rid of the much needed parking lot on Market as well as Market Street itself to make another hotel happen? Are there financial concessions to the developer that siphons money away from the City when we want money coming into the City instead?
I was part of the original purchase and sale of this property in the early 2000s. We were told then that a convention center/hotel combo would not work here. I would suggest that even a modest one is redundant for what can already be found in the City. 2 Think outside the box.

Sincerely,
Betty Winholtz

Re: 781 Market Street
Madam Mayor and Members of the City Council,
Probably the most important and enduring task that this City Council can take up is the redevelopment of the 781 Market Plaza property. We understand that it is on the Council’s closed session agenda this week and the Master Leaseholders would strongly encourage this Council to advance the project as expediously as possible.

The City has owned these parcels for over a decade and over that me have had several development proposals from serious and well respected commercial developers that have stalled primarily because of polical opposion and interference.

This property has the potenal to make a huge difference to the economic vitality of this city.

The price that the City will receive from the sale of this property is insignificant compared to the economic benefits it will provide for years and decades to come. Those economic benefits (TOT revenue, sales tax revenue, property tax revenue and the addional benefit to all the surrounding and supporng businesses that it will affect) have been lost to this city for the past decade and this Council needs to put the economic future of the City first and make the hard decisions to the benefit of the City as a whole and not allow the usual polical back bing get in the way of geng it done.

We all know the difficult financial posion of our fine City. This project will do the most to ameliorate the City’s shorall of any other acon you can take. Make this project this Council’s legacy to your cizens.

Sincerely,
Paul Van Beurden, President

I am wriƟng on behalf of the beauƟful new yoga studio,Let's Get Tuned, in Morro Bay. It is so nice to have such an esteemed health & wellness center here in our community. Finally, we have a place like this that Morro Bay can really be proud of. Right when they are up and running, they are facing the building being sold by the city. I hope that the city will put community members first, and offer to sell it to them over others. It would be a big disappointment to many to see this successful business move elsewhere. This is a leƩer of support for the fairly new business “Let’s Get Tuned” as I understand the city is now considering selling the building they occupy.

I have been to the business a couple of Ɵmes as able, but was just starƟng to map out more visits when i got this email asking for support from the community.

Please give this wellness business a chance.
