ACRI NAPA MIXED USE SIGN PROGRAM

1.0 Introduction

1. Project Description
The ACRI Napa Mixed Use project is located in Napa CA. It is a mixed use project with 3 distinct components : a dual branded Marriot Hotel, a small winery, and a 2 story office building, with surface parking and outdoor spaces.

2. Purpose of Sign Program
The Sign Program is provided to guide developers,
designers and architects in the design, development and implementation of signage at the project. The objectives of this criteria are:
• To provide standards of acceptability for signs in order to facilitate the review and approval process by the Owner and the City.
• To provide criteria regarding acceptable methods
of fabrication, location, proportion, execution and
maintenance regarding signage at the project.
• To generate varied and creative signage incorporating a uniformly high level of design, graphics, continuity, consistency and maintenance.
• To establish signing as a design element that contributes to the overall aesthetic of the project.
• To provide an agreed upon standard for acceptable and unacceptable signage between the Owner and the City.
• To supply project and tenant identification, informational and directional signage, providing for public safety through the ready recognition of wayfinding throughout the project.

1. Design Objective
The objective of the general criteria is to facilitate the execution of high quality signage at the Project that reinforces the quality and character of this Project, while at the same time providing effective identity and navigation.

The General Criteria should be applied to all signage issues unless specifically addressed in their individual sections.

2. Design Quality
All signage will achieve the highest level of design quality and be consistent with the quality defined in the Project submittal documents. All signage will be consistent with the architectural and landscape character of the Project. This consistency shall be maintained through: complimentary materials, design, texture, color and type of illumination. The scale and proportion of graphics shall be consistent with the site, landscape and buildings of the project. All signage must be designed and specified to meet the construction requirements in this document. This includes all quality standards for finishing, color and durability.

3. Design Content
Signage on the property may express a variety of messages, identities and information. See individual sign type sections for content. No content of any sign shall be allowed that would be considered profane or offensive for the established
regulation of the City, or as determined by Landlord.

4. Sign Quantity
Signage for the Project shall be provided in quantities as described in the individual sections in this document.

5. Sign Types
Sign types for signs within the Project are detailed in their individual sections.

In general the following sign types are acceptable for use on the village:
• Individual dimensional lettering using a variety of
illumination techniques. (see Lighting section below)
• Dimensional logos and graphics using a variety of
illumination techniques. (see Lighting section below)
• Custom shaped sign cabinets that are consistent with a Tenant’s brand.
• Sculptural or other highly crafted signs.

The following general sign type(s) are prohibited for Tenant signage.
• Face lit letters are not allowed, other than project identity signs. • Sign cabinets with a translucent face and internal illumination. (i.e. conventional sign boxes)

6. Sign Area
Sign area for signs within the Project are detailed in their individual sections.

7. Sign Placement
Signs shall be placed according to the master sign location plan.

8. Sign Size
Signage shall be restricted to the sizes indicated in the sections detailing each type of sign. The sizes indicated in these sections represent the maximum area of all elements of the sign text and logos.
• This area is calculated by drawing a bounding box around all text and logos to obtain the largest possible dimension for height and width.

9. Letter Height
Sign area for signs within the Project are detailed in their individual sections.

10. Typestyles
Signage shall use a uniform typestyle, other than branded logos.

All typestyles and fonts may be used in other types of signage.

11. Lighting
Design of signage lighting shall contribute to the design of the sign, and shall not detract from the overall design character of the Project. Lighting shall provide for
enhanced legibility and effectiveness.

Employ illumination techniques in keeping with a high quality development such as:
• Halo illuminated letters.
• Illuminated push through letter forms.
• Externally illuminated from ornamental light sources. • Internally illuminated face lit letters (channel letters), for project identity signs only, or only if located near the tops of buildings.

12. Colors
Signage should be designed to represent a Tenant’s brand while remaining consistent with the Project’s architecture and landscaping.

13. Materials
Acceptable sign material treatments are:
• Dimensional fabricated metal shapes, paint coated or
burnished for variety in color and texture.
• Painted metal screens, grids, or mesh.
• Dimensional letter forms with seamless edge treatments. • Natural opaque hard surface materials with matte finishes. • Pan Channel Letters with translucent faces and trim caps. (for project identity signs only)
• Glass
• Acrylic
Tenants shall be required to provide color and material samples when submitting signage plans for review.

14. Sign Maintenance
