Except as otherwise provided in this article, signs shall be permitted in the P zone which conform to the following:
A. Exempt Signs. As provided by Section 17.03.170.
B. Governed by Other Zone on Same Property. Such signs as are allowed by regulations governing the other zone on the same property; provided that such signs shall not result in a greater number of signs or total sign area than would be allowed in conjunction with the subject use should it be located wholly within the other zone. 17.04.015 Limitations on permitted uses.
C. All commercial or industrial zoning abutting any residential zones such as R-1, R- 2, R-3, R-H, and R-4 must provide a five (5) foot setback from the property line while maintaining a height limit of thirty-five (35) feet.
For purposes of this section if any structure is to exceed thirty-five (35) feet in height while abutting a residential property it is subject to review and approval of a Conditional Use Permit to adjust setbacks to appropriately match the newly permitted height.

Article I. P Zone, Automobile Parking Zones
17.08.010 Permitted uses.
In a P zone, no building shall be erected, constructed, reconstructed or structurally altered, nor shall any building or land be used for any purpose, except as is hereinafter provided and allowed by this article and Section 17.02.240, governing precise development plans.
In a P zone, the following uses are permitted:
A. Open air temporary parking of passenger automobiles, with or without monetary charge, and control structures appurtenant thereto; provided that no part of such area shall be used for car rental, sales or storage.
B. Landscaping as regulated by Chapter 17.03, Article I.
C. Parking as regulated by Chapter 17.03, Article II.
D. Signs as regulated by Chapter 17.03, Article III.

E. Gasoline pump islands and canopies in conjunction with a service station, where such use is permitted within the abutting zone district subject to the issuance, existence and validity of a conditional use permit as provided for in Section 17.02.210, and in full compliance with each and every condition thereof. 17.08.020 Permitted uses—R-1-P, R-2-P and R-3-P zones.
When any P zone is modified by preceding the P zoning symbol with an R-1, R-2 or R-3 zoning symbol on any zoning map or by any ordinance, then the permitted uses in such modified P zone shall include, in addition to the uses permitted in a P zone, as specified in Section 17.08.010, the uses permitted in that zone, the symbol of which precedes the P zone symbol, subject to the conditions applicable to the same uses in the applicable R zone; provided, however, that the maintenance of such additional use shall not substantially interfere with the full and complete utilization of adjoining lots or parcels for P zone uses as specified in Section 17.08.010.
