The life expectancy of automatic sliding doors at public sports facilities is approximately 10 to 15 years. These subject facilities were constructed and/or last remodeled in 1992. Due to constant daily use in a high-traffic sports environment, components such as rollers, tracks, and automatic motors, experience accelerated wear and tear, contributing to the reduced service life.

The existing doors consist of heavy-duty aluminum or steel frames with tempered glass, which are standard for high-durability applications. However, entrance doors at these facilities are also exposed to environmental conditions such as rain, humidity, and temperature fluctuations, further contributing to deterioration over time.

On February 17, 2026, City Council approved Resolution No. 26-13 authorizing amendments to the Fiscal Year (FY) 2025-26 budget, which included an allocation of $99,000 to support this project.

Staff received a proposal from Miner, Ltd. of Norwalk, the City’s Overhead Door Repair and Maintenance Services contractor. The proposal has been reviewed and determined to be fair and reasonable; therefore, staff are recommending approval of Amendment No. 1 to proceed with replacement of entrance doors at the NASC, CMC and CAC.

Fiscal Impact:

Sufficient funding is included in the approved FY 2025/26 budget. The budget is as follows:

Proposal $88,589
10% Contingency 8,859
Total $97,448
Citizens Advised:

Strategic Plan 2023 Implementation:

The recommended action will further the City’s Strategic Plan Goal 2.1 – Re-invest in existing and aging infrastructure.

Recommended Action:

Staff recommend City Council approve Amendment No. 1, with Miner, Ltd., in the amount of $88,589 for entrance door replacements at the Nowalk Arts and Sports Complex, Community Meeting Center, and the Cultural Arts Center; and authorize the City Manager to approve the proposal and any amendments within the 10% contingency; on behalf of the City, in a form approved by the City Attorney.
