Detailed Scope of Work
Demolition
● Demolition of existing apartment per plans
Installation/Buildout
● Saw cutting of slab and demolition of concrete for new plumbing ● Excavation for new plumbing and new concrete footings for addition ● All framing throughout including new walls and soffits ● New rough and finish plumbing throughout
● New electrical rough including new panel per plan
● Concrete work:
○ Excavate under slab for rough plumbing and electrical needs ○ Pour new footings per structural plans
○ Pour back all open trenches inside the unit
○ Outside sidewalk as required
● New windows and doors throughout
● New Insulation
● HVAC per plans
○ Exhaust fan ducting
○ Remove existing wall heater and installation of new wall heaters per plans ● Drywall throughout
○ Patch were needed due to demolition and rough MEP requirements ○ New drywall per plans
○ Double stacked first floor ceiling with resilient channels per plans ● Lath, stucco, and color coat to match existing for stucco patching ● Interior paint
● New Flooring and MDF base
○ New underlayment and self leveling
● New kitchens, countertops, fixtures, sinks and appliances 1 of 3

● All work to be performed per plans provided to MDJ
● Any additional add on items will be at the request of Customer. Any adjustment shall be an additional cost.
● Price includes all labor (Normal Working Hours - Davis Bacon Wages), materials, equipment to complete this scope of work.
● Construction Exclusions:
○ New Washer and Dryer not included in contract
○ New stove, range, dishwasher, and fridge not included in contract CLARIFICATIONS AND EXCLUSIONS:
● Warranty
○ One year warranty against workmanship
○ Manufacturer's warranty varies
● We exclude plans, permits, permit fees, related fees, testing, inspection, survey, and engineering unless specified above
● We exclude utilities and hazardous or contaminated material. ● Construction water, power, and sanitary facilities available on site for MDJ’s use at no cost.
● We exclude premium time.
● We exclude anything not specifically mentioned above. ● MDJ reserves the right to review, change, and/or delete any provisions of any prime contract or subcontract, which results from this quotation. ● All terms to be net 30 days in full upon receipt of invoice. Interest will be charged at the rate of 2% monthly on the unpaid balance.

All work to be completed in a substantial and workmanlike manner according to standard practices for the sum of See Price Proposal. Any additional add on items will be at the request of Customer. Any adjustment shall be an additional cost.
