Resolution Approving the Lease Agreement between the City of Pacifica and Chit Chat Cafe LLC
RECOMMENDED ACTION:
Move to Adopt the Resolution Approving the Lease Agreement between the City of Pacifica and Genevieve Davis, Branden Jenkins of Chit Chat Cafe LLC and Authorize the City Manager to Execute the Lease Agreement for the 2100 Beach Boulevard Location at the Pacifica Pier.

BACKGROUND/DISCUSSION:
The 2100 Beach Boulevard location at the Pacifica Pier has been leased by the City of Pacifica to the Chit Chat Café since 2005. In late 2023, The Chit Chat Café LLC was sold, and a new ownership group has stepped in with the intention of continuing and improving the café at the Pacifica Pier.
The new ownership group of Chit Chat Café LLC consists of two owners, Genevieve (Ginger Davis and Branden Jenkins. Genevieve and Branden also are the new owners of the Chit Chat Café Manor location. Their Pacifica business license number is EIN: 93-3136887 and is current.
Both Genevieve and Brandon have previous experince with the Chit Chat Café and are aware of the importance of this longstanding amenity here in the City of Pacifica. They will continue to operate as a café the 2100 Beach Blvd location, and will look to improve the overall customer experience. They will also continue to sell bait to local fisherman.
The premises consist of approximately 623 Square feet of the southerly half of that certain building located on the inland portion of the Rev. Herschell Harkins Memorial Pacifica Pier (commonly known as the Pacifica Pier),

The term of the this agreement is for three (3) years with two (2) optional extensions, each for an additional one-year term, if both parties agree to such extensions.
The initial monthly rent shall be $1,900, for a total of $22,800 per year. To the extent one or more options to extend are exercised, rent will increase $100 annually on the anniversary of the Lease Commencement Date. Tenant is separately responsible for paying for utilities and services (including electric, water and sewer).
ALTERNATIVE ACTION:
Do not approve the agreement and provide staff with alternative direction.

Anticipated annual revenues from the Lease will total:
Year 1: $22,800
Year 2: $22,900

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF PACIFICA APPROVING THE LEASE AGREEMENT BETWEEN THE CITY OF PACIFICA AND CHIT CHAT CAFÉ, LLC, GENEVIEVE DAVIS AND BRANDEN JENKINS FOR THE PREMISES AT 2100 BEACH BLVD, PACIFICA, CA 94044
WHEREAS, the City of Pacifica (City) is the owner of the property (premises) located at 2100 Beach Blvd, Pacifica, California; and
WHEREAS, Genevieve (Ginger) Davis and Branden Jenkins, Chit Chat Café LLC wish to lease the premises from the City for three (3) years with two (2) options to extend, each for an additional one-year term, if both parties agree; and WHEREAS, the City desires to implement the lease with Chit Chat Café and requests that City Council authorize the City Manager to execute the Tenant Lease and take all steps necessary to carry it into effect.
RESOLVED by the City Council of the City of Pacifica, California, that the Lease Agreement between the City of Pacifica and Chit Chat Café LLC, Genevieve Davis and Branden Jenkins for the premises at 2100 Beach Blvd, Pacifica, CA, 94044 (Pier) be approved this day February 12, 2024.
