Continuation of File No. 2026-006 – Public Hearing Text Amendment TA-129-26, initiated by the City of Pacifica, to repeal and replace Article 41 Density Bonus Program and Article 47 City of Pacifica Below Market Rate (Inclusionary) Program of the City of Pacifica Zoning Regulations (Title 9, Chapter 4 of the Pacifica Municipal Code) relating to the implementation of state density bonus law and regulations for inclusionary housing and below market rate units, respectively.
RECOMMENDED ACTION:
Continue public hearing to the September 14, 2026, City Council meeting.

BACKGROUND/DISCUSSION:
A public hearing on the proposed ordinance amending the Density Bonus Program and Below Market Rate (Inclusionary Housing) Program was noticed for the City Council meeting on August 24, 2026. However, staff requires additional time to prepare the item for hearing and requests a continuation to September 14, 2026.
