Benefits
• More parking compared to Dogleg options (163)
• Having residential on the street builds better community • Residential at the corner provides for better light, and views
• More residential floor area than other Waverley Options • No connection to garage:
• provides floor height flexibility
• provides better security
• provides clearer definition of developments
• provides better construction contract and ownership
scope of work separation
• Could provide open space at corner prior to residential development
• Preferred option by affordable housing developer
Drawbacks
• Lower residential unit count than Dogleg Options
• Increased cost with extra elevator and stair
• Need to address blank wall while waiting for residential development
OPTION 1A: WAVERLEY RESIDENTIAL WITH SEPARATE CIRCULATION 21 TITLE 40 FONT BOLD
Subtitle 32 font
22 Direct staff to proceed with preliminary design and environmental review for Option 1a, a new 274-space parking garage, featuring six levels of above-ground parking with a reserved area to allow for future construction of affordable housing on the site with separate access on Waverley Street.
